iProperty transaction prices and market value: how to check them (2026)

Where iProperty shows past sale prices, what it leaves out, and how to check a fair price for free.

A laptop showing about 95 recent sales beside a tall stack of records labelled every recorded sale since 2021, with condominium towers behind

The short answer

iProperty does show transacted prices, but only as a table on its listing and condo pages. The data comes from Brickz.my, it covers recent sales in the wider area, and there is no market value tool.

Checked on 14 October 2026

  • ✓ Sold prices on iProperty sit in the Price history table on each listing, sourced from Brickz.my
  • ✓ A recent slice: about the latest 95 sales in the wider area, 5 to a page
  • ✓ For a market value, compare like-for-like sales and use the middle price (median)
  • ✓ On List.my, every recorded subsale since January 2021 by area and road, plus a free value estimate

What iProperty shows today

  • Price history on listings. Each sale listing has a table of date, bedrooms and size, price and psf, and floor level (or property type for landed homes). Tap a row for the lease, project name and a part-masked address.
  • Past transactions on condo pages. Project pages carry the same table.
  • Buy and Rent tabs. Rental records exist but were thin: Tanjung Tokong had a single one, from January 2022.
  • Source: Brickz.my. Every table says so. Brickz and iProperty are in the same group: PropertyGuru bought both from REA Group in 2021.
  • No market value figure. iProperty's tools menu lists a loan calculator, and we found no home valuation tool on iProperty or PropertyGuru Malaysia. Condo pages show "Asking prices from", which are listing prices, not sales.

From iProperty listing and condo pages, and the iProperty and PropertyGuru Malaysia menus, checked on 14 October 2026. Layouts change, so check the site itself.

How to find transaction prices on iProperty

  1. Open a sale listing in the building or taman you are interested in.
  2. Click Price History in the bar under the photos. The table loads when you scroll down to it.
  3. Pick Buy for sales, then use Filters to narrow by bedrooms or size.
  4. Tap a row to see the project name. The table covers the wider area, so check each sale is in your project.
  5. For the full history of one project, the table links to a Brickz report: RM74.52 including SST, which also shows unit numbers (Brickz pricing).

What we noticed when we tried it:

  • It's a recent slice. Both tables we checked stopped at 19 pages of 5 sales. That reached back to November 2025 for Tanjung Tokong and September 2025 for Bandar Kinrara.
  • It's area-wide. On the Quayside Seafront Resort page, the newest sales were in I-Santorini, a different project. A semi-D listing in Bandar Kinrara listed terrace houses and a shoplot too.
  • No median. You get sales one by one and work out the middle price yourself. Brickz's own area pages do show a 12-month median.
  • Bedrooms are shown. That is useful, and something our records do not have.

iProperty details from its listing and condo pages; Brickz report price from Brickz's pricing page. Both checked on 14 October 2026.

How to check sold prices on List.my

  1. Find the place. Go to Subsales and drill down from state to district, mukim, area (a taman or project) and road. Or search for the name.
  2. Read the headline. Each page shows the median price, median psf and number of recorded sales.
  3. Narrow it down. Set a date range (6 months to all years, or your own), a price or size range, and view sales grouped by size or as a list.
  4. Open single sales for the date, price, psf, size and, for high-rise units, the floor level.
  5. Get an estimate. Enter the location, type, size and tenure in the valuation tool. It matches up to 50 recent comparable sales from the last 3 years and gives a range with a confidence score. How the estimate works.

Example: Quayside, Tanjung Tokong. Its List.my page holds 121 recorded sales from March 2021 to October 2024, with a median of RM1,550,000 and RM1,039 psf. No sale there has been recorded since October 2024, so for a current read also look at nearby projects on the Tanjung Tokong page.

Logged-out visitors see the first few sales of each place. Signing in with Google is free and shows them all. For other places to check, from NAPIC to bank valuers, see property transaction history in Malaysia.

From sold prices to a market value

Three numbers get mixed up:

  • Asking price: what the seller hopes to get. This is what iProperty listings show.
  • Transacted price: what a buyer actually paid. This is what the Price history table and List.my show.
  • Bank value: a registered valuer's figure for the bank's loan. You only get it after you apply.

A fair market value sits among recent transacted prices for like-for-like homes: same project or road, same type, similar size and tenure, ideally sold in the last 12 to 24 months. Use the median, not the average, so one odd sale does not throw you off. Our guide to checking market value walks through it in full.

What transaction data can't tell you

  • Condition. Renovation, view, facing and furnishing don't appear in the records.
  • Timing. Sales appear months after the deal, once stamped. Where our data comes from.
  • The bank's view. The bank lends on the lower of its valuation and your price, so pay well above recent sales and you may have to cover the gap in cash.

Use sold prices to judge an asking price and to negotiate. For a loan, a legal matter or a binding decision, rely on a registered valuer, and check figures with your bank. If you are an agent weighing up iProperty's listing packages instead, see our iProperty alternative guide.

Common questions

Does iProperty show transacted prices?

Yes. Sale listings on iProperty have a Price history table, and condo pages have the same table under Past transactions. It lists recent sales in the wider area with date, price, psf, bedrooms and size, and is supplied by Brickz.my. In our check on 14 October 2026 it showed about the latest 95 sales per area.

How do I check market value on iProperty?

iProperty has no market value or home valuation tool; its tools menu offers a loan calculator. The closest you can get is to read the Price history table on a listing and compare the asking price with recent sales of similar units. For a free estimate built from recorded sales, use the List.my valuation tool.

Where does iProperty's transaction data come from?

Every Price history table is labelled 'Source: Brickz.my'. Brickz and iProperty are in the same group: PropertyGuru bought both from REA Group in 2021. Brickz says it records a sale once the stamp duty on the sale and purchase agreement is paid. List.my uses NAPIC and JPPH subsale records.

How far back does iProperty's transaction history go?

Not far, in our check. Both tables we looked at on 14 October 2026 stopped at 19 pages of 5 sales: back to November 2025 for Tanjung Tokong and September 2025 for Bandar Kinrara. The full history for one project is in a paid Brickz report, RM74.52 including SST.

Where can I check property transaction history in Malaysia for free?

On List.my subsales you can browse every recorded subsale since January 2021 by state, district, mukim, area and road, with the median price and psf. Logged-out visitors see the first few sales of each place; signing in with Google is free and shows them all. See property transaction history in Malaysia for other sources.

Is a transacted price the same as a bank value?

No. A transacted price is what one buyer paid. A bank value comes from a registered valuer appointed by the bank, and it is often more conservative. Use recent sales to judge an asking price, and expect the bank to lend on the lower of its valuation and your price.
