Use a pickup as a lead for area research: open the transactions to see what sold. These are changes in recorded deals; delayed records and seasonal activity can affect the comparison.

How a pickup is flagged

We compare the latest available calendar quarter with the quarter immediately before it: two equal 3-month periods. A place qualifies with at least 5 latest-quarter sales, at least 3 additional sales and an increase of at least 20%. Kelantan, Pahang, Perlis, Sabah, Sarawak and Terengganu record far fewer subsales, so there the bar is 3 latest-quarter sales and 2 additional sales, with the same 20% increase. Results are ordered by extra sales, so a tiny percentage spike cannot lead the list.

A known zero or low previous count is shown as a low base, with the actual counts and no percentage. A missing previous-quarter row is not assumed to mean zero; it cannot qualify for Picking up.

This is a research shortlist, not a verified measure of market-wide demand, selling speed or future prices. The same aggregation and property categories are used in both quarters. Areas and mukims are compared separately.
