Overview

About The Vividz

Developed by EXSIM Bukit Jalil City Sdn Bhd, a member of the EXSIM Group, The Vividz @ Bukit Jalil is a leasehold serviced-apartment project on Jalan Bukit Jalil Indah 1, next to KL Wellness City. Its two 57-storey towers contain 1,138 homes in four layouts, ranging from a 484 sq ft one-bedroom to a 915 sq ft three-bedroom, with prices starting at RM446,400. Pavilion Bukit Jalil lies roughly 700 metres away, and a proposed EXSIM shuttle would take residents from the building to the mall, the Jalil Link bus stop and Awan Besar LRT.

The Vividz in Bukit Jalil is a leasehold serviced residence developed by Exsim, located in the wellness-oriented township of Bukit Jalil City Centre. The project is made up of two elegant towers, planned around a wellness-led community theme with careful detailing that suits modern city living.

Sitting next to KL Wellness City, the development enjoys excellent links through major highways and is close to Pavilion Bukit Jalil, recreation parks, retail hubs and public transport nodes. Inclusive features are part of the design, such as elderly-friendly layouts and accessibility provisions.

The Vividz provides curated living spaces alongside resort-like shared facilities, among them sky levels with lounging gardens, family decks, therapeutic gardens, children's pools, outdoor gym zones, BBQ gardens, wellness gardens and shuttle services to nearby transit hubs.

Next To KL Wellness City

The site is roughly 150 m from KL Wellness City, the medical-led township under construction next door, and about 700 m from Pavilion Bukit Jalil, with both distances measured in a straight line from the site boundary.

Two Towers Of Fifty-Seven Storeys

There are 1,138 homes spread across two 57-storey towers. Residential floors make up forty-nine of these levels, from 8 to 56, with the facility deck below them on Level 8 and the sky deck above them on Level 57.

From 484 To 915 Sq Ft

The four published plans are a 484 sq ft one-bedroom, a 689 sq ft two-bedroom, and a 915 sq ft three-bedroom available in two versions, Type C1 with a balcony and Type C2 without one.

Eighteen Level 8 Facilities

The entire podium roof forms a single deck, with the Vividz Pool, Topaz Jacuzzi and Topaz Kid's Pool, a tanning bed, two saunas, a yoga studio, two gyms, an amphitheatre and a covered court for pickleball and badminton.

Sky Deck On Level 57

A further four facilities are found on the roof, fifty-seven floors above ground: the Cloud Lounge, the Serene Pavilion, a herbs garden and a grill garden, overlooking the Klang Valley spread out beneath.

Designed For All Ages

The published plans include a physiotherapy room at street level, a Golden Years Gym on the deck for older residents, and for children the Chromatic Funland playground, Blush Swing and Topaz Kid's Pool.

Proposed LRT Shuttle

A proposed shuttle bus route appears in EXSIM's brochure, linking the development with Pavilion Bukit Jalil, the Jalil Link bus stop and Awan Besar LRT station on the Sri Petaling line.

GreenRE Green Building

The brochure shows the GreenRE Green Building mark, Malaysia's green-building rating for homes and townships, and explains the colour-based "Colores" concept that shapes the interiors and gardens.

The setting

Be Centred. Stay Connected.

Few neighbourhoods in KL can say their amenities came before the towers, but Bukit Jalil is one of them. The national sports complex, a 200-acre recreational park, Pavilion Bukit Jalil, three golf courses, the International Medical University and Asia Pacific University are already standing, and seven expressways surround the area: the Bukit Jalil Expressway and KESAS along the top, MEX and the North–South Expressway through the middle, Besraya and SILK on the east side and the LDP on the west. This catchment is shown on the developer's own map, which marks the site south of the Bukit Jalil Expressway, between Tzu Chi International School and the Ayer Hitam Forest Reserve.

The developer's own location map. It prints no distances, so none are quoted from it — the figures on this page are straight-line measurements from the plot.

FAQ

Questions buyers ask

What is the precise location of The Vividz @ Bukit Jalil?
The project is on Jalan Bukit Jalil Indah 1 in Bukit Jalil, Kuala Lumpur, at the southern edge of the neighbourhood, between the Bukit Jalil Expressway and the Ayer Hitam Forest Reserve. Measured in a straight line from the site, KL Wellness City, the medical-led township under construction next door, is roughly 150 metres away, and Pavilion Bukit Jalil is around 700 metres. Tzu Chi International School is about 850 metres off, Bukit Jalil Recreational Park around 1.2 km, Awan Besar LRT on the Sri Petaling line roughly 1.9 km, and Bukit Jalil National Stadium and Axiata Arena about 2.9 km. By car, residents can easily reach the Bukit Jalil Expressway, MEX, LDP, KESAS, the North–South Expressway, Besraya and SILK.
Is The Vividz leasehold or freehold?
It is leasehold, with a 97-year lease ending on 3 May 2118. This appears on the developer's own permit block, together with a note that the land cannot be transferred, leased or charged without approval from the Federal Territory Land Executive Committee. The permit lists the development type as pangsapuri servis, meaning serviced apartments, not residential-title condominiums. This is usual for this type of project in Kuala Lumpur, and it means commercial utility tariffs and assessment rates apply. The developer is EXSIM Bukit Jalil City Sdn Bhd (202001012135), Dewan Bandaraya Kuala Lumpur is the approving authority, and the land is charged to AmBank (M) Berhad.
What is the price of a unit at The Vividz?
Prices begin at RM446,400 for the smallest layout, the 484 sq ft one-bedroom Type A1, while the bigger types cost more, reaching the high seven hundreds. The sales permit lists a range of RM460,822 to RM827,811 across both towers. The RM446,400 starting price falls below this lower limit because it is the net figure after the developer's current package, which is common for a launch of this scale. The permit block also shows a 5% Bumiputera discount.
Which layouts does The Vividz offer?
There are four published plans. Type A1 measures 484 sq ft (45 sq m) and has one bedroom and one bathroom. Type B1 measures 689 sq ft (64 sq m) and has two bedrooms with two bathrooms, both of them en-suite. Types C1 and C2 each measure 915 sq ft (85 sq m) with three bedrooms and two bathrooms; the sole difference is that C1 has a balcony off the living room and C2 does not. All plans include a separate yard next to the kitchen and at least one air-conditioner ledge. The types still available vary with each release, so it is best to check before deciding on a particular one.
How is the building arranged, and which layouts are on which floors?
The project has two 57-storey towers, each with 569 homes over forty-nine residential levels from Level 8 to Level 56. Three floor plates are published by the developer. Levels 8 to 46 use the full plate, with thirteen homes per tower: four Type A, three Type B and six Type C. On Levels 47 to 50 the plate becomes narrower and Type B is removed, leaving nine homes per tower, four Type A and five Type C. Levels 51 to 56, the six highest residential floors, contain only Type C, with five three-bedroom homes per tower. In short, homes get bigger and each floor has fewer neighbours as you go higher.
Which facilities are available at The Vividz?
There are twenty-eight, across three levels. At street level are the Grand Entrance and drop-off, two lobby lounges, the Vividz Walk and a physiotherapy room. Level 8, set on the car park podium roof, has eighteen: the Vividz Pool, Topaz Jacuzzi and Topaz Kid's Pool, a tanning bed, male and female saunas, a yoga studio, the Body Builder Studio gym, the Golden Years Gym for older residents, a multipurpose hall marked out for pickleball and badminton, the Chromatic Funland play landscape, the Blush Swing, an amphitheatre, Butterscotch Garden, Gourmet Villa, Leisure Villa and two social lounges. The roof on Level 57 adds another four: the Cloud Lounge, the Serene Pavilion, a herbs garden and a grill garden.
How many parking bays does each unit get?
Each unit gets one or two, depending on its type. The 484 sq ft Type A has one single bay. The 689 sq ft Type B has one tandem bay, meaning a double-length bay where two cars park one behind the other, so the rear car must be moved before the front one can get out. This is worth considering if two drivers in the home keep different hours. The 915 sq ft Type C has two single bays next to each other, each usable on its own. The sales permit records the car park allocation as a range of one to three bays, which describes the overall band rather than a figure for each type.
How much is the maintenance fee at The Vividz?
The fee is RM0.44 per square foot each month, and this rate already covers the sinking fund instead of charging it as an extra. Across the four layouts, that comes to roughly RM213 a month for a 484 sq ft Type A1, RM303 for a 689 sq ft Type B1, and RM403 for a 915 sq ft Type C1 or C2. Given twenty-eight facilities, including two gyms, a yoga studio, two saunas, a covered pickleball and badminton court and a sky deck fifty-seven floors high, the rate is reasonable rather than low. Having the sinking fund included is worth keeping in mind when comparing other launches that advertise a lower headline fee but bill the fund on top.
When is The Vividz expected to be completed?
The handover target being given is Q4 2028. Note, however, that the permit block on the back of the e-brochure lists expected completion as October 2029, so check with the sales gallery which date applies and have it confirmed before signing. The date written in your sale and purchase agreement is the one the developer is bound by, not any date in a brochure or listing. In both cases this is an off-plan purchase under the progressive payment schedule, so payments are made in stages as construction advances instead of in a single amount at signing. The advertising and sales permit, 30357-2/05-2028/0419(N)-(S), is valid from 29 May 2025 to 28 May 2028.
What public transport is nearby, and how does the shuttle bus work?
A proposed shuttle bus route is shown in the brochure, going from the development to Pavilion Bukit Jalil, next to the Jalil Link bus stop, and then to Awan Besar LRT station (SP19) on the Sri Petaling line, which continues through Sri Petaling, Bukit Jalil, Sungai Besi and Bandar Tasik Selatan into the city. Because the brochure labels that page "proposed", the shuttle is a stated plan, not a confirmed service, so ask the developer about its status and who will operate it after residents move in. Awan Besar station is roughly 1.9 km from the site in a straight line, so the shuttle turns a walk most people would skip into a five-minute ride.
Which company is developing The Vividz?
The developer is EXSIM Bukit Jalil City Sdn Bhd (202001012135), a member of the EXSIM Group. This Kuala Lumpur developer is mainly known for high-rise homes in Old Klang Road, Mont Kiara, Kwasa Damansara and Bukit Jalil, and its head office is at EXSIM Tower, Millerz Square @ Old Klang Road. Three Towers, named on the back cover as a collaborator, works with EXSIM on The Vividz, which also holds the GreenRE Green Building mark. The developer licence for the project is 30357/01-2028/0034(A), valid until 30 January 2028, and Dewan Bandaraya Kuala Lumpur approved the building plan under reference BP S3 OSC 2024 3072.
What makes Bukit Jalil a good place to buy?
Its amenities are already in place. Bukit Jalil offers the national sports complex, a 200-acre recreational park, Pavilion Bukit Jalil, three golf courses a few kilometres away, the International Medical University and Asia Pacific University, plus international schools such as Tzu Chi. Seven expressways surround it, making the airport, Putrajaya, the city centre and Puchong easy drives. The part that is evolving is healthcare: KL Wellness City is being built 150 metres away as a medical city centred on a specialist hospital, placing The Vividz beside a source of tenant demand that does not rely on the property cycle.
