Overview

About Aras Residences

Aras Residences is a freehold serviced residence on Jalan Awan Besar in Taman OUG, Kuala Lumpur, developed by WCT OUG Development Sdn Bhd, a member of WCT Holdings. It has 1,272 homes in twin 56-storey towers on 3.35 acres within the 63-acre WCity OUG township. Buyers choose between just two layouts: an 850 sq ft two-bedroom with two car park bays, or a 1,062 sq ft three-bedroom with three. Prices start from RM666,000. The towers look onto the township's own park, and Sri Petaling LRT is 1.6 km away by road.

Aras Residence @ OUG is a freehold serviced residence in Old Klang Road (OUG), Kuala Lumpur, a well-established neighbourhood. The development combines modern living with everyday convenience. It suits young families and professionals who want quick access to city amenities in a more private residential setting.

Homes come with carefully planned layouts and practical interiors. Residents can use a selected range of lifestyle facilities, including a swimming pool, gym, landscaped gardens, children’s playground and multipurpose hall.

Aras Residence sits close to major highways such as the Federal Highway, NPE and KESAS, giving smooth links to Mid Valley, KL City Centre and Petaling Jaya. Schools, eateries and shopping malls are also a short distance away.

Freehold With A Park View

The registered particulars show freehold tenure, which is uncommon along this corridor, where most new towers are leasehold. Instead of facing a neighbour's balcony, the towers look onto the WCity OUG park, and this is what the developer calls parkfront living.

Every Home 850 Sq Ft Or More

There are no studios, only two layouts. The starting home is an 850 sq ft two-bedroom with a proper dining room, and the bigger option is a 1,062 sq ft three-bedroom. All homes include a balcony, a foyer and their own air-conditioner ledge.

Two Or Three Car Park Bays

Each 850 sq ft Type A comes with two bays from the developer, and each 1,062 sq ft Type B comes with three. Getting three bays with a three-bedroom home is rare at this price and adds real value in the subsale market.

Over 50 Facilities, 3.3 Acres

They are spread over the ground floor and a Level 9 podium deck, and include a 50-metre lap pool, an onsen pool, a hydrotherapy pool, a zen garden, a gymnasium, a VR room and a podcast room.

Five Highways, Four LRT Stations

The plot is served by the MRR2/Kesas, the Maju Expressway, the Bukit Jalil Highway, the KL–Seremban Highway and the NPE. By road, Sri Petaling LRT is 1.6 km away, Bukit Jalil 2.3 km, Awan Besar 3.0 km and Muhibbah 3.6 km.

Fourteen Homes, Six Lifts Per Floor

A typical floor has three staggered bands arranged around one central core, with fourteen homes sharing five passenger lifts and one emergency lift. The four three-bedroom homes sit at the four outer ends, giving each of them windows on two sides.

Type A covers 850 sq ft, with both bedrooms opening from a hall and the living area, dining area and open kitchen forming one L along the long side. Type B covers 1,062 sq ft and separates the bedrooms: the master sits alone on one side behind two rows of wardrobes and a vanity, Bedrooms 2 and 3 are on the other side, and the living and dining areas lie in between. Each plan also comes in a mirrored version, A-1 and B-1, since the two towers are flipped versions of one another.

The typical floor

Fourteen Homes A Floor, Ten Type A And Four Type B

The two towers use the same floor plan, which the sales sheet shows twice in mirror image, as Tower A and Tower B are flipped versions of each other. For example, unit 02 is a Type A-1 in one tower and a Type A in the other. The plan has three staggered bands set around one central core: four homes in the top band, five in the middle band, which holds the lift core, and five in the bottom band. The fourteen homes carry the numbers 01, 02, 03, 3A, 05, 06, 07, 08, 09, 10, 11, 12, 13 and 13A, with 04 and 14 left out, and they are served by five passenger lifts and one emergency lift. The two drawings below shade the same floor plan for each layout, showing exactly where every home is placed. The four Type B homes occupy the four outer ends, which gives each of them windows on two elevations.

The setting

Connecting As One

The developer's point is that Aras sits at the centre of the area, not on its fringe. To the north lie Taman OUG, Kuchai Lama and the route to Mid Valley City. To the east, over the Maju Expressway, are Sri Petaling, Endah Parade and the KL–Seremban Highway. To the south, beyond the Kesas Highway, is all of Bukit Jalil, with the International Medical University, Columbia Asia, the golf and country resort, KL Sports City, the national stadium and Pavilion Bukit Jalil. To the west along the Kesas are Awan Besar and Muhibbah on the LRT Sri Petaling line. Five highways converge a few minutes from the entrance.

FAQ

Questions buyers ask

Where is Aras Residences located?
The project is on Jalan Awan Besar in Taman Overseas Union (OUG), 58200 Kuala Lumpur. It occupies a 3.35-acre plot within WCity OUG, the 63-acre WCT township on the OUG side of the Bukit Jalil corridor, a little north of the Kesas Highway and west of the Maju Expressway. The developer's distances appear to be measured by road, not in straight lines. On that basis, Sri Petaling LRT is 1.6 km away, Bukit Jalil LRT 2.3 km, Awan Besar LRT 3.0 km, Muhibbah LRT 3.6 km and Taman Naga Emas MRT 4.0 km. The plot is served by five highways: the MRR2/Kesas, the Maju Expressway, the Bukit Jalil Highway, the KL–Seremban Highway and the NPE. Nearby education includes SK Seri Indah at 1.0 km, Wembly Academy at 1.7 km, SJK(C) Yoke Nam at 1.8 km and the International Medical University at 2.1 km. Shoppers have Endah Parade at 2.7 km, Pearl Shopping Gallery at 4.2 km, Pavilion Bukit Jalil at 4.7 km, and Mid Valley Megamall with The Gardens Mall at 9.5 km. IMU Healthcare and Columbia Asia Bukit Jalil are each 2.0 km away.
What is the price of a unit at Aras Residences?
Prices are marketed from RM666,000, roughly RM783 per square foot for an 850 sq ft Type A. Compare this with the registered price schedule, which shows the gross price before the developer's package is deducted. According to the particulars on the teaser, a Type A is listed at RM745,920 to RM965,440, and a Type B at RM918,400 to RM1,152,480, in both blocks. This difference is normal, since the schedule shows the gross amount and the marketed price reflects what buyers pay once the package is applied. Even so, the final price you sign for will depend on the offer available at that moment, as well as the tower, floor and facing. Bumiputera buyers receive a 5% discount, subject to quota. On top of the price, set aside RM0.39 per square foot a month for maintenance, which is about RM332 for a Type A and RM414 for a Type B. Always rely on the latest price list instead of any advertised figure, including those on this page.
Is Aras Residences freehold or leasehold, and what type of title does it have?
It is freehold. The developer's registered particulars show no encumbrances and no restriction in interest, so there is no lease period counting down. This is the most obvious way it stands apart from most projects now launching along the Bukit Jalil and OUG corridor, and it is the first thing the sales sheet highlights on its cover. The title itself, however, is commercial, because Aras is a serviced residence, and it is sold under the Housing Development (Control and Licensing) Act. Both points are important, and they work in different directions. With a commercial title, electricity, water, gas and indoor internet are charged at commercial tariffs instead of residential ones, and local assessment is charged at the commercial rate. For a home of this size, that realistically adds a couple of hundred ringgit a month compared with the same unit on a residential title, so include it in your monthly budget together with the maintenance fee. The HDA, on the other hand, gives buyers protection: a statutory sale and purchase agreement instead of one drafted by the developer, a liquidated damages clause that compensates you for each day of late handover, and a housing development account that keeps your progress payments protected. Many serviced residences are sold outside the HDA and offer none of these safeguards. Request the tariff schedule along with the price list so you can compare the real monthly cost with a nearby home on a residential title.
Which layouts and sizes can buyers choose at Aras Residences?
There are two, and both are generous. Type A measures 850 square feet, with 2 bedrooms and 2 bathrooms, and its dimensions are 8,800 by 10,050 mm. It is a real two-bedroom, not a one-bedroom with a study: the master bedroom and Bedroom 2 both open from a hall, while the living area, dining area and open kitchen form a single L along the long side, with the balcony at the living room end. Type B measures 1,062 square feet, with 3 bedrooms and 2 bathrooms, at 11,000 by 9,100 mm. It uses a split-bedroom design: the master sits by itself on one side, behind two full rows of wardrobes and a vanity, while Bedrooms 2 and 3 are together on the opposite side, with the living and dining areas in between. Each type has a balcony, a foyer and its own air-conditioner ledge. Since the two towers are mirror images of each other, each layout also has a mirrored version, A-1 and B-1, with the same plan simply flipped. A typical floor holds ten Type A homes and four Type B homes.
Which facilities are available at Aras Residences?
There are more than 50, spread over roughly 3.3 acres on the ground floor and a Level 9 podium deck. Water features take centre stage: a 50-metre lap pool, an onsen pool, a hydrotherapy pool, an aqua gym pool, a lounge pool and a kid's pool, linked by a pool deck and a floating deck, along with a sauna, a steam room and changing rooms. The garden areas include a zen garden with a meditation platform, a stone garden and tea terrace, a hanami flower path, a spring garden, a herbs garden, a reflexology path, a yoga deck, a pristine lawn, a garden swing, an outdoor lounge terrace, a BBQ terrace and pavilion, a children's playground and an outdoor gym. Indoor spaces on that level include a gymnasium, a yoga room, a multi-purpose hall, a games room, a table tennis room, a VR room, a podcast room, a social kitchen, a reading room and a laundry area. The ground floor has the main entrance lounge and residence lobby, a porte cochère with a water feature, a seating lounge, a parcel area, a mail room, a delivery waiting area, a dedicated visitors lift, a nursery, a kindergarten, a prayer room, retail space, a linear park and promenade, a guard house and the management office.
How many homes and storeys does Aras Residences have?
There are 1,272 homes across two 56-storey towers on 3.35 acres, with 636 homes in each tower. A typical floor holds fourteen homes, numbered 01, 02, 03, 3A, 05, 06, 07, 08, 09, 10, 11, 12, 13 and 13A, skipping 04 and 14. Of these, ten are Type A and four are Type B. The teaser shows the floor plan twice, shaded once for each type, so buyers can see the exact position of every home. The layout has three staggered bands set around one central core: four homes in the top band, five in the middle band, which also contains the lift core, and five in the bottom band. The four Type B homes sit at the four outer ends, so each one has windows on two elevations, while Type A homes have windows on one. Every floor is served by five passenger lifts and one emergency lift, meaning fourteen homes share six cars. This ratio largely determines whether a weekday morning wait lasts two minutes or ten. Because 636 cannot be divided evenly by fourteen, the lower residential floors are laid out differently from the typical floor, so ask for the stack plan for the level you are considering.
What is the maintenance fee, and how many car park bays does each unit get?
The fee is RM0.39 per square foot a month, and this rate already covers the sinking fund, so it is not charged separately at handover. Based on built-up area, that comes to about RM332 a month for an 850 sq ft Type A and about RM414 for a 1,062 sq ft Type B. Given more than 50 facilities over 3.3 acres, including six pools, a full 50-metre lap lane, a gymnasium, a sauna and steam room, and a landscaped podium deck, an all-in rate of RM0.39 falls within the usual range for this corridor, not at the high end. As for parking, the developer gives two bays to each Type A and three to each Type B. Receiving three bays with a 1,062 sq ft three-bedroom home is truly uncommon at this price. Most projects of this size provide two and, if a third is available at all, charge extra for it. The additional bay also stays with the unit in a subsale.
When is Aras Residences due for completion?
The developer's registered particulars give December 2029, and this is the date with legal standing, unlike any date used in marketing. At signing, look closely at two points in the sale and purchase agreement: the completion date stated in it, and the liquidated damages clause, which sets the daily amount the developer must pay you if handover is delayed. Together, these give you something concrete to rely on if construction falls behind schedule.
Which company is developing Aras Residences?
The developer is WCT OUG Development Sdn Bhd, part of WCT Holdings Berhad. WCT is among the longer-established listed construction and property groups in Malaysia, and as a contractor it has built much of the country's highway and airport infrastructure in addition to its own projects. Its registered office is at B-19-1, Tingkat 19, The Ascent Paradigm, No. 1, Jalan SS7/25A, Kelana Jaya, 47301 Petaling Jaya, Selangor. Aras follows The Maple Residences as the second residential launch in WCity OUG, the group's 63-acre township on Jalan Awan Besar, which also includes the VOUG Shoppes retail component and the central park that the towers overlook. Sales are handled at the WCT Property Gallery at WCity OUG, Lot PT. 15210, Jalan Awan Besar, Taman Overseas Union, 58200 Kuala Lumpur, with a second WCT Experience Gallery at Lot 5.19.00, Level 5, Pavilion Bukit Jalil.
