Overview

About The Queenswoodz

Developed by EXSIM, The Queenswoodz is a serviced residence located on Jalan Jalil Perkasa 1 in Bukit Jalil, Kuala Lumpur. It sits on 3.44 acres and consists of two towers, of 50 and 51 storeys, containing 1,004 homes. There are five layouts, ranging from an 807 sq ft two-plus-one up to a 1,410 sq ft four-bedroom and a 1,410 sq ft dual key, with prices starting at RM723,300 and two car park bays included with each unit. According to the developer's map, Awan Besar LRT is a 900 metre walk away, while the 80-acre Bukit Jalil Recreational Park begins roughly 600 metres from the site.

The Queenswoodz is an upscale project from EXSIM Group, located in Bukit Jalil, among the most rapidly developing and best-connected townships in Kuala Lumpur. Building on the success of the Kingswoodz project as a more refined follow-on, The Queenswoodz brings together polished architecture, generous layouts and amenities built around everyday living, suiting families, working professionals and today's homeowners who want comfort and lasting value at a lively, well-served address.

Planned with practical use and a modern look in mind, the project offers layouts ranging from 2- to 4-bedroom units, among them dual-key options that work well for several generations living together or for earning passive income. A good number of units look out, without obstruction, over the Bukit Jalil Golf & Country Resort and Bukit Jalil Recreational Park, pairing the calm of nature with the ease of city life.

Those living at The Queenswoodz have access to a full set of resort-style facilities, including a swimming pool, gymnasium, sky lounge, landscaped gardens, children's play areas and multipurpose spaces, all set inside a secure gated community that encourages an active, sociable lifestyle.

The Awan Besar LRT Station is only a short walk from The Queenswoodz, so getting around the Klang Valley by public transport is smooth and easy. Pavilion Bukit Jalil can also be reached on foot, and the large 80-acre Bukit Jalil Recreational Park lies right next to the development, putting outdoor activities close at hand.

The area's appeal is strengthened further by everyday amenities such as shops, banks and leading schools like SJK(C) Lai Meng, along with international schools close by. Key highways including KESAS, MEX, SUKE and the Bukit Jalil Highway give easy links to KL city centre, Mid Valley, Sunway and further afield, which makes The Queenswoodz a strong option for buyers looking to live in or to invest.

LRT Within A 900-Metre Walk

The developer's map puts Awan Besar station, on the LRT Sri Petaling line, at 900 m away, and in a straight line it is roughly 570 m from the site. It is near enough that the station can be seen in the brochure's street-level render.

Beside An 80-Acre Park

About 600 m away lies the start of the Bukit Jalil Recreational Park, with the Bukit Jalil Golf & Country Resort roughly 500 m in the other direction. The floor plate fans out to the south on purpose, so that eight of the fourteen homes on every floor look towards them.

From 807 To 1,410 Sq Ft

There are five layouts and eight plans. Types A and B are offered with a balcony or without one; Type C is available in two separate arrangements of the same 1,206 sq ft; Type D is either a 1,410 sq ft four-bedroom or a dual key on the same footprint.

A Dual-Key Option

Within 1,410 sq ft, Type D2 places a self-contained studio, complete with its own bathroom and entrance, next to a three-plus-one bedroom home. It is designed for multi-generational households, a separate home office wing, or renting out one part.

Six Lifts Per Tower

Every tower has five passenger lifts and one service lift, set in two cores where the wings of the plate meet. This means fourteen homes on a floor share six lifts, compared with the three or four usually found at this height.

GreenRE And Two Bays Each

The project holds the GreenRE green-building mark, and each unit is given two car park bays, either tandem or side by side according to the type. This is uncommon for a home of 807 sq ft.

The typical floor

Fourteen Homes A Floor, Six Lifts A Tower

The two towers use a single floor plate, which the brochure shows twice in identical form. It is shaped like a T, with a straight north wing of six homes along one corridor and a fanned southern section of eight, and the two lift cores where they meet, giving each tower five passenger lifts and one service lift. The fan is the key feature. The plate shows its own orientation, and the fan faces south towards the Bukit Jalil Recreational Park, with the golf and country resort to the east, while the north wing overlooks OUG towards the Kuala Lumpur skyline and Bandar Kinrara lies to the west.

The Queenswoodz typical floor plate for Tower A and Tower B — fourteen homes a floor numbered 01 to 13A, colour-coded by type, with two lift cores at the junction of the north wing and the southern fan, oriented with OUG and KL City to the north, Bandar Kinrara west, the Bukit Jalil Golf & Country Resort east and the Bukit Jalil Recreational Park south

The setting

An Enclave Of Prestige, Poised For Wellness Living

Few places match Bukit Jalil for having an 80-acre public park, a championship golf course, a university and teaching hospital, a national stadium and a Pavilion mall all within the same few square kilometres. The area is encircled by KESAS, the Bukit Jalil Highway and the KL–Seremban Expressway, with the LRT Sri Petaling line running through it. The developer's map shows this catchment and marks The Queenswoodz just off Jalan Jalil Perkasa 1, between Awan Besar station and the recreational park.

The Queenswoodz location map — the site marked off Jalan Jalil Perkasa 1 beside Awan Besar LRT, with the Bukit Jalil Recreational Park, Bukit Jalil Golf & Country Resort, Pavilion Bukit Jalil, Aurora Place, SJK(C) Lai Meng, SMK Bukit Jalil, IMU, Bukit Jalil National Stadium, Stadium Putra, Technology Park Malaysia, Commonwealth Hill, Taman Esplanade, The Food Merchant, Pearl Point Shopping Mall and KMI Taman Desa plotted around it, with KESAS, the Bukit Jalil Highway, the KL–Putrajaya and KL–Seremban expressways, MRR2 and the Awan Besar, Sri Petaling, Bukit Jalil and Sungai Besi LRT stations
The developer's own location map, with its four printed distances: LRT Awan Besar 900 m, SJK(C) Lai Meng 650 m, Pavilion Bukit Jalil 1 km and IMU 2.7 km. Read it as a schematic rather than a survey — it is drawn for clarity, not to scale or to compass, and it prints two names loosely, “Awam Besar” for Awan Besar and “Contry” for Country. FAQ

Questions buyers ask

Where is The Queenswoodz @ Bukit Jalil located?
It sits on Jalan Jalil Perkasa 1 in Bukit Jalil, Kuala Lumpur, on a 3.44-acre site flanked by two other EXSIM projects on the same road: Kingswoodz Residence roughly 95 metres to the north and The Treez Jalil Residence roughly 200 metres to the south. Awan Besar on the LRT Sri Petaling line is the closest station; the developer's map shows 900 metres, while the site is around 570 metres from the platform in a straight line. The same map lists SJK(C) Lai Meng at 650 metres, Pavilion Bukit Jalil at 1 kilometre and the International Medical University at 2.7 kilometres. In straight-line terms from the site, the Bukit Jalil Recreational Park begins around 600 metres away, the edge of the Bukit Jalil Golf & Country Resort around 500 metres, Aurora Place around 600 metres, KL Wellness City around 1.3 kilometres and Columbia Asia Hospital Bukit Jalil around 1.6 kilometres. Muhibbah LRT is about 1.3 kilometres away, Sri Petaling 1.6, Alam Sutera 1.9 and Bukit Jalil 2.1. The area is served by KESAS, the Bukit Jalil Highway, the KL–Puchong Highway and the KL–Seremban Expressway.
What is the price of a unit at The Queenswoodz?
Prices start at RM723,300, the lowest figure on the developer's published price schedule, which gets you the 807 sq ft Type A. Across all types, the schedule ranges from RM723,300 to RM787,300 for the 807 sq ft Type A, RM821,000 to RM876,000 for the 936 sq ft Type B, RM1,071,800 to RM1,094,300 for the 1,206 sq ft Type C, RM1,202,600 to RM1,225,100 for the 1,410 sq ft Type D1 and RM1,223,800 to RM1,241,300 for the 1,410 sq ft Type D2 dual key. Within each type, the difference comes from floor level and facing, with units overlooking the park and golf course, and those on higher floors, at the upper end of each range. Two EXSIM marketing pages hint at a lower headline price, which would reflect a net price after a rebate or package rather than a separate schedule, so base your decision on the latest price list and not on any advertised figure, including the one quoted here. On top of the price, allow for maintenance at RM0.42 per square foot a month, a rate that already includes the sinking fund.
Is The Queenswoodz leasehold or freehold?
It is leasehold on a commercial title, sold as a serviced residence under the Housing Development Act, the same approach EXSIM takes with its nearby Bukit Jalil projects. It helps to understand what this means in practice before signing. A commercial title usually means utilities and assessment are charged at commercial rather than residential rates, so ask for an estimate of the monthly cost. The reassuring part is the sale under the Housing Development Act: it gives you the statutory sale and purchase agreement, the stakeholder account that keeps your progress payments while construction continues, the defect liability period after handover and the liquidated damages clause, all in the standard statutory format instead of one drafted by the developer.
Which layouts and sizes does The Queenswoodz offer?
There are five layouts over eight plans, ranging from 807 to 1,410 square feet. Type A measures 807 sq ft (75 sq m) and has 2+1 bedrooms, 2 bathrooms and a study, offered as A1 with a balcony or A2 without one. Type B measures 936 sq ft (87 sq m) with 3 bedrooms and 2 bathrooms, likewise offered as B1 with a balcony or B2 without. Type C measures 1,206 sq ft (112 sq m) with 3+1 bedrooms, 3 bathrooms, a study and a balcony, and comes in two separate arrangements of the same area: C1 is 15,075 by 9,700 mm, and C2 has the same width by 9,340 mm, with the master bedroom and living room placed at opposite ends. Type D1 measures 1,410 sq ft (131 sq m) with 4 bedrooms and 3 bathrooms, and is the only true four-bedroom in the project. Type D2 uses the same 1,410 sq ft as a dual key, pairing a self-contained studio, with its own bathroom and entrance, with a 3+1 bedroom home. A typical floor in either tower has five Type A, five Type B, two Type C and two Type D units.
Which facilities are available at The Queenswoodz?
There are twenty-five facilities across four levels, and the brochure lists every one. On the ground level are the Grand Arrival, the Queen's Drop-Off and a Queen's Lounge for each tower. The Level 8 podium deck holds sixteen: Outdoor Wellness, the Regal Hall, the Leisure Lawn, the Grace Foot Garden, Queens Court, the Wellness Garden, the Jacuzzi Retreat, the Sun Deck, the Biopond, the Leisure Pool, the Queen's Pavilion, Kid's Wonderland, the Shallow Splash, the Green Terrace, the Inspired Lounge and the Queen's Hall. Level 9 houses the Momentum Studio gymnasium. On the rooftop of each tower, Level 50 in Tower A and Level 51 in Tower B, are a Sky Bbq and a Moonlight Sip sky lounge. The project also holds the GreenRE green-building mark. Altogether this includes a main pool with a sun deck and a children's splash pool, a jacuzzi, a gym, an indoor hall marked for badminton, an enclosed half-court, a games room, two lounges, a children's play structure and four separate gardens.
How many units and storeys does The Queenswoodz have?
There are 1,004 homes across two towers: Tower A contains 494 over 50 storeys, and Tower B contains 510 over 51. Both share the same floor plate, which the brochure shows twice in identical form, with fourteen homes per floor numbered 01, 02, 03, 3A, 05, 06, 07, 08, 09, 10, 11, 12, 13 and 13A, skipping 04 and 14. The layout forms a T: a straight north wing of six homes along a single corridor and a fanned southern section of eight, with the two lift cores where they meet. The fan is intentional. The plate shows its orientation, and the fan faces south towards the Bukit Jalil Recreational Park, with the golf and country resort to the east, while the north wing overlooks OUG towards the Kuala Lumpur skyline. Every tower has six lifts, five for passengers and one for service, which gives fourteen doors per floor a better ratio than most towers of similar height.
What is the maintenance fee, and how many car parks does each unit get?
The fee is RM0.42 per square foot a month, and the sinking fund is included in that rate instead of charged separately. This is worth confirming, as many Kuala Lumpur developments quote the two apart and buyers only find out at handover. Based on built-up area, that works out to around RM339 a month for an 807 sq ft Type A, RM393 for a 936 sq ft Type B, RM507 for a 1,206 sq ft Type C and RM592 for either 1,410 sq ft Type D. Given twenty-five facilities over four levels, including two rooftop decks fifty storeys high, an all-in rate of RM0.42 is on the low side. Each unit comes with two car park bays, tandem or side by side according to the type, which is generous for an 807 square foot entry unit, where a single bay is typical. Neither figure appears in the brochure, so request both in writing together with your price list.
When is The Queenswoodz due for completion?
Completion is expected in 2029. Building work is in progress on Jalan Jalil Perkasa 1, and The Queenswoodz is the third EXSIM project along this part of the road. The Treez Jalil Residence, around 200 metres south, and Kingswoodz Residence, directly to the north, were completed earlier, so buyers can visit those phases in person and judge how they were built and handed over before committing to this one.
Which company is developing The Queenswoodz?
The developer is EXSIM Bukit Jalil Link Sdn Bhd, part of the EXSIM Group, with its registered office on Level 35 of EXSIM Tower at Millerz Square on Old Klang Road. EXSIM is among the busier high-rise developers in this corridor, and The Queenswoodz is its third project on this part of Jalan Jalil Perkasa 1, following The Treez Jalil Residence around 200 metres south and Kingswoodz Residence directly north. This is the most helpful point when weighing delivery risk, because buyers can visit the earlier phases before purchasing. The group promotes itself on green building, and this project holds the GreenRE mark. Sales are handled at the EXSIM Millerz Square Sales Gallery at G-08, Ground Floor, Megan Legasi, No. 357 Jalan Kelang Lama, 58000 Kuala Lumpur.
