Overview

About Tujuh Residence

Tujuh Residences is a leasehold serviced-apartment project within Kwasa Damansara City Centre, developed by Kwasa Sentral Sdn Bhd, through which MRCB Land works with Kwasa Land, the development arm of the Employees Provident Fund. Its two wings contain 573 homes in four layouts, ranging from a 550 sq ft one-bedroom to a 909 sq ft dual-key, with prices starting at RM494,000. It is the first residential project built within KDCC, and it lies between two MRT stations: about 350 metres from Kwasa Sentral and 600 metres from the Kwasa Damansara interchange.

Tujuh Residence is a leasehold residential project by MRCB Land, designed around public transport and set inside Kwasa Damansara City Centre (KDCC). KDCC is a master-planned new CBD in Shah Alam, Selangor, where work, home life and leisure come together in one integrated, modern urban setting.

The tower stands 29 storeys tall and holds only 573 units, which keeps density low. Layouts range from 1-bedroom to 3-bedroom homes, plus dual-key options, with built-ups of roughly 550 sq ft to 909 sq ft. The mix suits first-time buyers, young working adults and small families who want homes that are practical and flexible.

Residents have access to a wide set of resort-style facilities: a swimming pool, a poolside cabana, a fully equipped gym, a yoga deck, a jogging track, play zones for children, BBQ areas, a multipurpose hall, landscaped gardens and co-working spaces. All of this sits within a secure, green community that makes room for both staying active and unwinding.

Thanks to its transit-focused location, Tujuh Residence is within walking distance of two MRT stations, Kwasa Sentral (≈350 m) and Kwasa Damansara (≈600 m), giving easy links across Kuala Lumpur and the rest of the Klang Valley. Major roads such as the DASH, NKVE, Guthrie Corridor Expressway and LDP are close by, as is Sultan Abdul Aziz Shah Airport (Subang Skypark), so daily commuting and travel around the region are straightforward.

The project is part of a growing urban precinct where retail, office and leisure components are on the way, along with a planned 10-acre Central Park. Tujuh Residence @ Kwasa Damansara brings together transit access, lifestyle facilities and a connected community, making it a strong option for owner-occupiers and investors who want a place in what is set to be Selangor's next major growth corridor.

Walk To Two MRT Stations

Kwasa Sentral is roughly 350 m away and Kwasa Damansara roughly 600 m. Kwasa Damansara is the only station on the network where the Kajang and Putrajaya lines cross, so one short walk gives access to both lines.

KDCC's First Residential Project

Kwasa Damansara City Centre is a 94-acre integrated development intended to serve as the CBD of the 2,257-acre township. Tujuh is the first residential project built there, arriving before the surrounding offices, shops and civic centre.

From One Bedroom To Dual-Key

There are four layouts from 550 to 909 sq ft: a one-bedroom, a two-bedroom, a three-bedroom, and a 909 sq ft dual-key that combines a two-bedroom home with a self-contained studio that has its own front door.

A Full Deck On Level 10

Instead of being at ground level, the recreation deck is ten floors up. It has a swimming pool and wading pool, a water fun zone, a yoga deck, a gym, a multipurpose open lawn, gazebos, garden steps and BBQ pits, all set against a city view.

Everyday Spaces At Ground Level

At street level there is a games room, a reading room, a waiting lounge, a praying hall and a mailbox room, and the plan also reserves space for a café, a convenience store, a laundry, a kindergarten and an indoor play area.

Modular Construction Method

It is the first residential project in KDCC built with the MRCB Building System, the group's in-house modular method. Up to 80% of the construction is carried out off-site in a factory, which makes building faster and reduces waste on site.

Built-In Green Features

Rainwater harvesting, low-VOC paint that resists weather and dirt, and GGBS additives in the concrete to lower the amount of cement are all part of MRCB's launch specification, not optional upgrades.

MRCB Land And Kwasa Land

MRCB developed KL Sentral, Malaysia's first true transit-oriented development, and its largest shareholder is the EPF. On this project it partners with Kwasa Land, the EPF's development arm and the master developer of Kwasa Damansara.

The setting

Commute And Connect With Ease

Kwasa Damansara did not develop gradually as a neighbourhood. It is a 2,257-acre transit-oriented city built to a master plan by Kwasa Land, the development arm of the Employees Provident Fund, around its own two MRT stations. KDCC is the city centre, covering 94 acres, and according to MRCB, 56% of it is set aside for commercial development and only 13% for residential. Tujuh is located within this area, between Kwasa Sentral on the Kajang line and Kwasa Damansara, where the Kajang and Putrajaya lines meet. The map in the brochure shows the surrounding area: Kota Damansara and Sunway Giza to the south-east, with Bandar Utama and 1 Utama further on, Bandar Sri Damansara and Desa ParkCity to the east, Sungai Buloh to the north, and Subang airport to the south.

FAQ

Questions buyers ask

Where is Tujuh Residences located?
It stands on a 2-acre site within Kwasa Damansara City Centre, Seksyen U4, 40150 Shah Alam, Selangor, on the western side of the city centre and between the township's two MRT stations. Kwasa Sentral on the MRT Kajang line is roughly 350 metres away, and Kwasa Damansara, the meeting point of the Kajang and Putrajaya lines, is roughly 600 metres away. Neighbouring townships include Kota Damansara, Sungai Buloh, Bandar Sri Damansara and Bandar Utama, while DASH, the Guthrie Corridor Expressway, the NKVE and the LDP can all be reached by car. Sultan Abdul Aziz Shah Airport at Subang is less than 10 km away.
Is Tujuh Residences leasehold or freehold?
It is leasehold, and the units are serviced apartments, not condominiums with residential title; the developer's permit block states both. This means utility tariffs and assessment rates follow commercial rather than residential rates, which is usual for a transit-oriented city centre project and should be included in your budget. The land has no encumbrance, the building plan approval reference is MBSA/BGN/BB/600-2(PB)/SEK: U4/0067-2022, and the developer is Kwasa Sentral Sdn Bhd (1089956W).
What is the price of a unit at Tujuh Residences?
Prices start at RM494,000, and the developer's published range goes up to RM878,000 for the biggest type. The RM494,000 starting price applies to the smallest layout, Type A, a 550 sq ft unit with one bedroom and one bathroom; the 666 sq ft Type B, 862 sq ft Type C and 909 sq ft dual-key Type D all cost more. The permit block shows a 10% Bumiputera discount.
Which layouts does Tujuh Residences offer?
There are four published plans. Type A measures 550 sq ft, with one bedroom, one bathroom and one car park bay. Type B measures 666 sq ft, with two bedrooms, two bathrooms and one bay. Type C measures 862 sq ft, with three bedrooms, two bathrooms, two bays and the only separate yard among the layouts. Type D measures 909 sq ft and is a dual-key unit, with two bedrooms and two bathrooms on one side and a self-contained studio with its own entrance and bathroom on the other, plus two bays. The sales permit shows eight type codes altogether, A and Am, B and Bm, C and Cm, D and Dm, and each pair shares the same size and car park allocation.
What does dual-key mean, and how is Type D set up?
A dual-key unit has a single strata title but two front doors. At Tujuh, the 909 sq ft Type D places a two-bedroom, two-bathroom home on one side of the entrance foyer and a self-contained studio with its own bathroom on the other. The studio can be rented out, used by a parent or grown-up child, or turned into a home office, and nobody needs to pass through the main home to reach it. It is bought and financed as one unit with one maintenance bill, yet the two parts can be used separately, which is why investors in transit-oriented projects tend to ask about dual-key layouts first.
Which facilities are available at Tujuh Residences?
There are twenty-eight, spread across two levels. On the Level 10 podium deck are a swimming pool, a wading pool, a water fun zone, pool lounge chairs, gazebos, an outdoor shower area, BBQ pits and chill-out areas, a children's play area, a multipurpose open lawn with garden steps and a seating wall, a yoga deck, a gym, and space provision for a multipurpose hall. On the ground floor are the guard house and entrance drop-off, a waiting lounge, a games room, a reading room, a praying hall and a mailbox room, along with space provision for a convenience store, a laundry, a café, a kindergarten, a play area and an indoor play area. Space provision means an empty shell reserved on the plan; the developer and the management body will later decide whether to fit these out.
How many car park bays does each unit get?
Each unit gets one or two depending on the layout, all located on the car park levels between the ground floor and the Level 10 podium. Type A at 550 sq ft and Type B at 666 sq ft have one bay each, while Type C at 862 sq ft and the dual-key Type D at 909 sq ft have two each. The permit block also lists the mirrored codes Am, Bm, Cm and Dm, which share the allocation of their matching type.
How much is the maintenance fee at Tujuh Residences?
The fee is RM0.35 per square foot a month, with a sinking fund charged separately at 10% of that amount, giving RM0.385 psf in total. Across the four layouts, including the sinking fund, this comes to around RM212 a month for a 550 sq ft Type A, RM256 for a 666 sq ft Type B, RM332 for an 862 sq ft Type C and RM350 for a 909 sq ft Type D. That is a low total rate for a project with twenty-eight facilities over two levels. Note that neither figure is shown in the e-brochure or on the project website; both were provided directly by the developer, so ask for them in writing before committing.
When is Tujuh Residences expected to be completed?
The expected completion date on the developer's current sales permit is January 2027. The first edition of the e-brochure showed an older permit with February 2026, but that has since been replaced, so January 2027 is the date to plan around. Buying now means buying off-plan under the progressive payment schedule used for projects still being built, so payments are made in stages as construction moves forward instead of in one lump sum at signing. At the sales gallery, ask to see the advertising and sales permit to confirm the date the developer has committed to in writing on the day of purchase.
Which company is developing Tujuh Residences?
The developer is Kwasa Sentral Sdn Bhd (1089956W), the company MRCB Land uses to develop this site with Kwasa Land Sdn Bhd, which is the Employees Provident Fund's wholly owned development arm and the master developer of Kwasa Damansara. MRCB developed KL Sentral, the RM18 billion CBD that led the way for transit-oriented development in Malaysia, and the EPF is MRCB's biggest shareholder. At the project's launch in September 2023, MRCB placed its gross development value at RM384 million. Tujuh is also the first residential project in KDCC built using the MRCB Building System, the group's in-house modular method that carries out up to 80% of construction off-site.
What are the reasons to buy within Kwasa Damansara City Centre?
KDCC is the heart of the township rather than a site at its edge: 94 acres planned as a CBD, with MRCB stating that 56% is set aside for commercial development and just 13% for residential. That balance is the key point, because offices, shops and civic buildings are brought close to residents instead of residents having to travel to them, and the master plan limits how much housing can be built in the city centre. Tujuh is the first home built there, surrounded by two MRT stations and the township's 10-acre Central Park, within a 2,257-acre transit-oriented city that the EPF's development arm is building out over the long term.
