Where Damansara Heights Meets The MRT
On the developer's map, the red Pavilion marker sits on the ridge between the SPRINT Expressway and Jalan Semantan. The low-rise streets of Bukit Damansara lie to the north-east, Bangsar to the south and the Kuala Lumpur Golf & Country Club's fairways to the south-west, while the green Kajang MRT line passes through Semantan and Pavilion Damansara Heights stations on its way to Muzium Negara and the city.
The developer's own location map, with the Kajang MRT line drawn in green. It is a guide to the catchment rather than a survey — use the interactive map below for the plot itself and the measured figures beside it for distances.

FAQ
Questions buyers ask
What is the exact location of Pavilion Damansara Heights Phase 2?
The project is on Jalan Damanlela in Damansara Heights, also known as Bukit Damansara, postcode 50490 Kuala Lumpur. It sits on the ridge between Semantan and the low-rise streets of KL's most established affluent suburb. Phase 2 is the second parcel of the 16-acre Pavilion Damansara Heights masterplan, and its two residential towers rise straight above the Pavilion Damansara Heights MRT station and the mall. OpenStreetMap shows both towers on the plot, and the station entrance is roughly 55 metres from the centre of the Phase 2 block, so in practice residents take an escalator down to the trains. In straight lines from the plot, the distances are: Damansara City Mall about 200 m, Bangsar Shopping Centre about 550 m, Semantan MRT about 750 m, Stella Maris International School about 770 m, Cempaka International School about 1.04 km, Bangsar Village about 1.9 km, the National Science Centre about 2.05 km, Bukit Kiara Equestrian & Country Resort about 2.20 km, the Kuala Lumpur Golf & Country Club about 2.58 km, Pantai Hospital Kuala Lumpur about 2.80 km, KL Sentral about 2.9 km, Garden International School about 2.93 km and Mont' Kiara International School about 3.20 km. These figures were measured in straight lines from the mapped plot for this page and are not walking distances. Actual routes are longer, so treat them as the minimum. The brochure itself focuses on transport: a seamless link to Pavilion Damansara Heights MRT, a walk of less than 400 m to Semantan MRT, two stops to KL Sentral and five to Pavilion Bukit Bintang.
How do Imperial Residences and Royal Suites differ?
These are the two residential towers of Phase 2, and although they share one brand, they are opposite products. IMPERIAL RESIDENCES is the exclusive tower, described in the brochure as the most exclusive residential tower in Pavilion Damansara Heights. It has only 154 homes, FOUR ON EACH FLOOR, each entered through a private lift lobby. Sizes start at 3,380 sq ft (four ensuites, or three ensuites plus a studio) and go up to 4,090 sq ft corner homes with a lanai stretching across the whole width of the living room, and penthouses occupy the top levels above. The living and dining areas have natural marble floors, the bedrooms have herringbone engineered timber, and every home includes wet and dry kitchens, a helper's suite and a powder room. Registered prices range from RM5,429,000 to RM19,812,000. ROYAL SUITES is the more attainable half, and the brochure aims it clearly at investors as well as people who want to live there. It has 490 homes in ten plans, from a 452 sq ft suite to a 1,679 sq ft dual key. The low-zone plate (Levels 8-15 and 18-29) has fourteen homes on each floor, and the high-zone plate (30-33 and 35-49) has ten, with the small suites replaced by two dual-key plans. Each dual key has two front doors and a self-contained studio behind one of them, designed so part of the home can be rented out. Registered prices range from RM754,000 to RM4,666,000. Both towers have The Courtyard on Level 6 and The Sky at the top, on Level 50 in Imperial and 51 in Royal Suites, each with a heated lap pool, and both receive Pavilion Concierge Services. One running cost sets them apart, and not in the way most buyers would expect. Maintenance is RM0.80 per square foot a month in Imperial and RM0.90 in Royal Suites, each with a sinking fund of 10% of the charge on top. The exclusive tower has the lower rate because its four very large homes on each floor divide the bill over much more floor area. The decision is simple: choose Imperial for a home that takes up a whole wing with four neighbours on each floor, or Royal Suites for the address, the MRT and the mall at an entry price, or for a dual key that covers its own costs.
What is the price of a home at Pavilion Damansara Heights Phase 2?
The registered price schedules printed on the back covers of the two brochures show RM754,000 to RM4,666,000 for Royal Suites and RM5,429,000 to RM19,812,000 for Imperial Residences. Measured against the 452 sq ft Type S1 suite, the lowest Royal Suites price comes to roughly RM1,668 per square foot. Against the 3,380 sq ft Type H1, the lowest Imperial price comes to roughly RM1,606. That puts the two towers within four per cent of each other per square foot, so the real choice is how large a cheque to write, not the rate. To put this in context, it is freehold Damansara Heights pricing with an MRT station and a million square feet of mall in the podium, in KL's most established old-money suburb, where landed homes change hands for eight-figure sums. Neither tower has a published price list by type, and in towers of up to fifty storeys, the floor level and the direction a unit faces change the price considerably. The storey plans mark the south stacks as facing KL city and Bangsar and the north stacks as facing Bukit Kiara, so request the current price list for a particular stack and level. Both towers have a registered 5% Bumiputera discount. Next comes the monthly holding cost, which varies by tower. MAINTENANCE IS RM0.80 PER SQUARE FOOT A MONTH IN IMPERIAL AND RM0.90 IN ROYAL SUITES, WITH A SINKING FUND OF 10% OF THE CHARGE ADDED in both. The exclusive tower has the lower rate because four very large homes on each floor share the bill over more floor area than fourteen small ones. In total, Imperial comes to roughly RM2,974 a month for a 3,380 sq ft H1 or H1A and RM3,599 for a 4,090 sq ft H2 or H2A. In Royal Suites it is roughly RM447 for the 452 sq ft S1, RM533 for the 538 sq ft S2, RM629 for the 635 sq ft J1, RM736 for the 743 sq ft J3, RM745 for the 753 sq ft J2, RM842 for the 850 sq ft J4, RM1,108 for the 1,119 sq ft M1, RM1,289 for the 1,302 sq ft DK1, RM1,535 for the 1,550 sq ft M2 and RM1,662 for the 1,679 sq ft DK2. The land is held under freehold commercial title, so utilities and local assessment are charged at commercial rates for the whole time you own the home. This is usual for serviced apartments above a mall, but it never goes away, so include it in your budget from day one. One cost has not yet been published: how many car park bays each home receives. The registered particulars only give totals, 550 bays for the 154 homes in Imperial and 653 for the 490 homes in Royal Suites, and the Imperial ratio points to the large homes having several bays each. Get this confirmed in writing before signing, and take note of the completion dates in the registered particulars: March 2030 for Imperial and May 2030 for Royal Suites.
Is Pavilion Damansara Heights Phase 2 freehold, and which company is developing it?
Yes, it is freehold. The registered particulars of both towers list the land tenure as freehold, and the brochures open with the 16-acre freehold masterplan, which counts for a lot in a city where much new supply is leasehold. The registered property type is serviced apartments on COMMERCIAL TITLE, approved by Dewan Bandaraya Kuala Lumpur. Because the title is commercial, electricity, water and local assessment are charged at commercial rather than residential rates for as long as you own the home. This is standard for homes built above a mall and an MRT station and is no reason to turn away, but it is a permanent monthly cost, so budget for it together with the maintenance (RM0.80 per square foot a month in Imperial, RM0.90 in Royal Suites, with a 10% sinking fund added in both). In return, residents get something a residential-titled suburb cannot offer: the mall, the concierge and the trains in their own podium. The legal developer is Jendela Mayang Sdn Bhd, the project company inside Pavilion Damansara Heights. That is a joint venture between Pavilion Group, the developer and operator behind Pavilion Kuala Lumpur and Pavilion Bukit Jalil, and the Canada Pension Plan Investment Board, one of the largest pension investors in the world. For a project completing in 2030, this partnership is the practical response to concerns about the developer's ability to deliver: the mall and MRT below are already operating, the Phase 1 towers are finished, and the funding behind the masterplan is institutional. The registered land encumbrance is CIMB Investment Bank Berhad, the bank financing the project, which is usual for a development still being built. Both brochures name 1 Pavilion Property Consultancy Sdn Bhd as the exclusive marketing consultant.
Which layouts and sizes does Pavilion Damansara Heights Phase 2 offer?
The two towers have fourteen drawn plans between them, and all of them are shown on this page. IMPERIAL RESIDENCES has four, each with a private lift lobby, wet and dry kitchens, a helper's suite and a lanai behind full-height sliding glass. Type H1 is 3,380 sq ft with four ensuite bedrooms. Type H1A has the same 3,380 sq ft with three ensuites and a studio that guests can enter without walking through the home. Types H2 and H2A are the 4,090 sq ft corner pair, with a lanai spanning the full width of the living and dining room. The tower's penthouses sit above these and are not drawn in the brochure, so ask for details. ROYAL SUITES has ten plans, and the zone is as important as the size, because the two plates hold different mixes. The low zone (Levels 8-15, 18-29) has the 452 sq ft S1 and 538 sq ft S2 suites, the 743 sq ft J3 two-bedroom and the 1,119 sq ft M1 two-bedroom-plus-study. Found in both zones are the 635 sq ft J1 one-bedroom-plus-study, four on each floor and the most common plan in the development; the 753 sq ft J2 and 850 sq ft J4, which include a powder room; and the 1,550 sq ft M2 three-bedroom family plan with wet and dry kitchens and the only lanai in the tower. Only the high zone (Levels 30-33, 35-49) has the two DUAL KEYS, the 1,302 sq ft DK1 and 1,679 sq ft DK2. Each has two front doors leading off one foyer and a self-contained studio behind the second door, designed for living in one part and renting out the other. The storey plan labels every Royal Suites stack by its view, with south stacks facing KL city and Bangsar and north stacks facing Bukit Kiara, so ask about a specific stack as well as a type.
How many homes share each floor, and which facilities can residents use?
Floor by floor, the two towers are about as different as they could be. IMPERIAL RESIDENCES has FOUR homes on each typical floor: the 4,090 sq ft H2A and H2 at the wings and the 3,380 sq ft H1A and H1 on the inside, with each pair entered through its own private lift lobby. This applies from Levels 8 to 45, with small exceptions where M&E floors take up a stack (Level 16 has only the two corner homes, and Levels 17 and 33A have three). The penthouse levels above have two homes on each floor. ROYAL SUITES has FOURTEEN on each floor of its low-zone plate (Levels 8-15, 18-29): eight J and S plans along the top, an S2 on each side of the cores, and M1/M2/M2/M1 along the bottom. This falls to TEN on the high-zone plate (Levels 30-33, 35-49), where the DK1 and DK2 dual keys take the place of the small suites. For facilities, each tower has its own two decks, laid out the same way. THE COURTYARD on Level 6 is a landscaped pool deck with a leisure or lap pool, children's pool, play areas, terrace BBQ, a function room with a gourmet kitchen, games room, The Club and the Social Sphere work-lounge. THE SKY at the top, on Level 50 in Imperial and Level 51 in Royal Suites, has a HEATED lap pool, jacuzzi, sky terrace and lounge, gym, dance and yoga studio, therapy room, sauna, steam and spa rooms. In Imperial, the Courtyard also has a herb garden, a sunken lounge, a garden fitness area, a meeting room and a dedicated Imperial Lounge. Beyond the decks, residents of both towers receive Pavilion Concierge Services, and the most useful facility is the podium: a million square feet of mall and an MRT concourse right below the lift core.
When is Pavilion Damansara Heights Phase 2 due for completion, and what is already in place?
The registered particulars give completion as MARCH 2030 for Imperial Residences and MAY 2030 for Royal Suites. These are the dates the developer has registered with the approving authority, and they should match your sale and purchase agreement. The wait carries less risk because the masterplan around Phase 2 is already up and running. The Pavilion Damansara Heights mall, with more than one million square feet, opened in 2023, the MRT station beneath the towers has operated since the Kajang line opened, and the Phase 1 towers next door are complete and lived in. Buying off-plan here means buying into a precinct that already functions, a very different risk from buying into an empty site, and buyers can stand in the mall now and look up at where their tower will rise. Phase 2, Pavilion The New, consists of the two residential towers described here and the Corporate Suites & Hotel Tower between them, so offices and a hotel will join the mall by the time the homes are handed over. Two points to be aware of from the start: the developer's licence and permit are renewed in the usual way, and the registered land encumbrance is CIMB Investment Bank as the project's financier. Both are normal for a development of this scale.
