Overview

About 111 Menerung

111 Menerung is a freehold serviced-apartment development on Jalan Menerung in Bangsar, Kuala Lumpur, built by BRDB Developments Sdn Bhd. It holds only 111 homes spread over fourteen residential levels. There are six layouts, ranging from a 1,001 sq ft two-bedroom unit to a 3,714 sq ft four-bedroom duplex served by two private lift lobbies of its own, with prices starting at RM1,700,000. Bangsar Shopping Centre lies roughly 350 metres away, and Pusat Bandar Damansara MRT roughly 270 metres.

Walking Distance To Bangsar Shopping Centre

BSC is around 350 metres away in a straight line, and it shares the 285 Jalan Maarof address where the developer has its office. Bangsar Village and Jalan Telawi lie about 1.8 km further.

MRT Station Just 270 Metres Away

Pusat Bandar Damansara (KG13), on the MRT Kajang line, is around 270 m from the site, and Pavilion Damansara Heights, built above the station, is about 230 m away. On the storey plan, that entire side carries the label “Pavilion / LRT”.

One Hundred And Eleven Homes

A single tower on 0.83 acres holds 111 homes across fourteen residential levels, which averages eight per floor. Beneath them are eight more levels of parking, giving each home one to three bays. The name refers to the number of units, not the street address.

Every Home Exceeds A Thousand Square Feet

Even the smallest layout measures 1,001 sq ft, and each home comes with two bedrooms, two bathrooms, a balcony and its own foyer just inside the entrance. Studios and one-bedroom units are not offered.

Two Duplex Types Among Six

Type M3, at 1,378 sq ft, places a bedroom and bathroom on a private upper floor above a double-height living area. Type L, at 3,714 sq ft, is effectively a four-bedroom house raised into the sky.

Facilities Across The Entire Roof

Rather than a podium deck that homes look down on, everything is placed on the roof above Level 13A: the pool, a second pool, the jacuzzi, the BBQ terrace, the gymnasium and the rooftop gardens.

Miele, Technogym, Villeroy & Boch

These three brand partners appear on the back cover. Compressed marble covers the foyer, living, dining and master bedroom floors, the remaining bedrooms are finished in timber, and the kitchen and bathrooms use stone.

Freehold, With Just Seven Type L Units

The title is freehold, and the developer's registered particulars show no land restriction. Only seven homes in the building use the largest layout, with one per level facing Menerung Park.

Four of the six layouts are single-storey two-bedroom homes, set apart mainly by the arrangement of the balcony and bedrooms. The M1 is the standard plan, with forty units; the M1-A makes it wider; the M1-B gives up that width for a far deeper balcony; and the M2 places the two bedrooms at opposite ends, joined by a full-width balcony. The remaining two are duplexes. In the M3, the main bedroom and bathroom occupy a private upper floor above a double-height living room. The L is a house in the sky with four bedrooms, five bathrooms, a study, a pantry, a yard and a private lift lobby on both of its floors, and only seven are available.

Facilities

Facilities at 111 Menerung

In most buildings of this size, the deck sits on top of the car park, leaving the homes above to look down on the noise. 111 Menerung takes the reverse approach, placing every facility on the roof above Level 13A, where nothing looks down on it. There are ten in total: a swimming pool with timber battens screening both long sides, a second smaller pool, a jacuzzi, a BBQ terrace, the rooftop gardens, a gymnasium with glass on two sides opening onto a deck built around a mature tree, a surau, the changing room and washroom, the lift lobby, and an area reserved for a multipurpose hall.

Your New Home Awaits

Bangsar began as a rubber estate and has become one of the few truly low-rise, tree-lined addresses still found within Kuala Lumpur, which is precisely why so little of it comes up for sale. The developer's map sets out the surrounding area: Bangsar Shopping Centre and Bangsar Village below the site, Bukit Damansara and Taman Duta above it, the Sprint and Mahameru expressways on either side, Mont' Kiara and its two international schools to the north, and Parliament, Tasik Perdana, the National Mosque and Central Market lined up to the east towards the city.

The 111 Menerung location map — the site marked between Bangsar and Bukit Damansara, with Bangsar Shopping Centre, Bangsar Village, Pantai Hospital, the BRDB Sales Gallery, Parliament Building, the National Palace, Tasik Perdana, the National Mosque, Central Market, Bukit Kiara Park, the Bukit Kiara Equestrian Centre, the National Science Centre, Publika, Garden International School and Mont' Kiara International School plotted around it
The developer's own location map. It is drawn to convey direction rather than scale and prints no distances, so none are quoted from it — every figure on this page is a straight-line measurement from the plot.

FAQ

Questions buyers ask

Where is 111 Menerung located?
It stands on Jalan Menerung, in the area between Bangsar and Bukit Damansara in Kuala Lumpur. Because the plot lies on the boundary, the developer promotes it as Bangsar, while OpenStreetMap lists the road under Bukit Damansara. In straight-line terms, Bangsar Shopping Centre is around 350 metres away, Pavilion Damansara Heights around 230 metres, and Pusat Bandar Damansara MRT station (KG13, Kajang line) around 270 metres. Bangsar Village and the restaurants of Jalan Telawi are about 1.8 km off, Bangsar LRT about 2.5 km, Pantai Hospital about 2.8 km, Garden International School and Publika each about 3.0 km, and Mid Valley Megamall and Mont' Kiara International School each about 3.3 km. Menerung Park lies directly to the east of the building, giving the homes on that side both their view and their name.
What is the price of a home at 111 Menerung?
Prices begin at RM1,700,000 for the smallest layout, the 1,001 sq ft Type M1. This is the net entry price under the developer's current package, and it is lower than the registered price schedule on the back of the brochure, which lists each type on its own: Type M1 RM2,255,150 to RM2,674,900, Type M1-A RM2,374,750 to RM2,553,000, Type M1-B RM2,661,100 to RM2,822,100, Type M2 RM2,541,500 to RM2,731,250, Type M3 RM2,802,550 to RM3,216,550, and Type L RM7,256,500 to RM7,325,500. Both sets of figures appear here, rather than one silently standing in for the other, since the registered schedule is what buyers will see at the gallery. A 5% Bumiputera discount is also available.
Does 111 Menerung have freehold or leasehold tenure?
It is freehold, and the developer's registered particulars note no land restriction. The development is registered as serviced apartments rather than condominiums on residential title. This is common for buildings of this type in Kuala Lumpur, and it means commercial rates apply to utility tariffs and assessment. It is wise to work out that cost before setting a budget, since on a home this large the gap is significant. The developer is BRDB Developments Sdn Bhd (5521-A), Dewan Bandaraya Kuala Lumpur is the approving authority, and the building plan carries approval reference BP T2 OSC 2021 1494.
Which layouts does 111 Menerung offer?
There are six, and all are generously sized. Type M1 measures 1,001 sq ft with two bedrooms and two bathrooms, and forty units use it. Type M1-A, at 1,012 sq ft, is the same plan made wider, with twelve units. Type M1-B, at 1,087 sq ft, has a considerably deeper balcony and accounts for twenty-four units. Type M2, at 1,163 sq ft, has fourteen units, places its two bedrooms at either end of the plan and has a full-width balcony. Type M3 is a 1,378 sq ft duplex, also fourteen units, with the second bedroom on the lower floor and the main bedroom and bathroom on their own private upper floor above a double-height living room. Type L is a 3,714 sq ft duplex offering four bedrooms, five bathrooms including a powder room, a study, a pantry, a yard and two private lift lobbies, one per floor, and only seven exist in the building. Parking is included: one bay for an M1, two for a Type M2 or M3, and three for a Type L.
How are the levels arranged, and where are the different homes?
The residential part spans fourteen levels, numbered 1, 2, 3, 3A, 5, 6, 7, 8, 9, 10, 11, 12, 13 and 13A, with 4 and 14 left out. Underneath are eight parking and service levels from B2 to P2, and the residential lobby is on SB3. The whole roof above serves as the facility deck. The developer's storey plan groups each home by its outlook under four headings. Pavilion / LRT covers the west side, where the Type M1-A and Type M1 stacks face Pavilion Damansara Heights and the MRT line. D28 and Taman-Sa cover the centre, holding the Type M3, M2, M1-B and M1 stacks. Menerung Park covers the east, which is the Type L column, with one 3,714 sq ft duplex per level and seven altogether. The management office and plant rooms are also on Level 13A.
Which facilities are provided at 111 Menerung?
There are ten, all located on the roof instead of on a podium deck overlooked by homes. According to the legend on the developer's facility plan, they are a swimming pool, a second smaller pool, a jacuzzi, a BBQ terrace, rooftop gardens, a gymnasium, a surau, a changing room and washroom, the lift lobby, and an area reserved for a multipurpose hall. The renders depict timber battens screening both long sides of the pool, a gym with glass on two sides that opens onto a deck built around a mature tree, and gardens of lawn, stone paving and a pergola set between the pool and the lifts. With only 111 homes sharing it, the provision is generous, and in such a small building the deck is unlikely to feel crowded.
How many parking bays does each home get, and how much is the maintenance fee?
Parking depends on the unit type: the M1 layouts get one bay, the Type M2 and Type M3 get two, and the 3,714 sq ft Type L gets three. This explains the eight full parking levels under the homes, namely B2, B1, SB3, SB2, SB1, G, P1 and P2, which serve just 111 homes and represent an unusually generous allocation for a building of this scale. The maintenance fee is RM0.95 per square foot each month, and the sinking fund is already included in this rate instead of being charged on top. Across the six layouts, that comes to roughly RM951 a month for a 1,001 sq ft Type M1, RM961 for an M1-A, RM1,033 for an M1-B, RM1,105 for a Type M2, RM1,309 for a Type M3 and RM3,528 for the Type L. By Kuala Lumpur standards this rate is high, and with good reason: 111 homes share the cost of an entire rooftop deck, eight parking levels and a Bangsar address, without a thousand neighbours to spread the burden. It should be treated as part of the ongoing cost of living here from the outset, not something considered later.
What is the completion date for 111 Menerung?
Completion is set for January 2027, sixty months from commencement, according to the back of the developer's e-brochure. Buyers purchase off-plan under the progressive payment schedule, paying in stages as construction advances instead of a single amount at signing. Before signing, confirm that the completion date in the sale and purchase agreement is the same as the date quoted to you, because the agreement legally binds the developer while a brochure does not. At the same time, ask to see the liquidated damages clause, which sets out the compensation due if handover is delayed.
What finishes and fittings are included?
Under the specification schedule, compressed marble is used in the foyer, living, dining and master bedroom, as well as the pantry, store and yard in the bigger types. The other bedrooms have timber, the kitchen, master bath, Bath 1 and Bath 2 have stone, and Bath 3 and the study in the Type L are tiled. Kitchen and master bath walls are finished in stone. Windows are glass in aluminium frames, the main door is fire-rated, and the internal doors are timber flush. The back cover names three brand partners: Miele, Technogym and Villeroy & Boch. For electrical points, a Type M1 has twenty lighting points, twenty-one 13A power points and four air-conditioner points, while a Type L has sixty-one lighting points, forty-seven 13A points and eleven air-conditioner points.
Which company is developing 111 Menerung?
The developer is BRDB Developments Sdn Bhd (5521-A), formerly Bandar Raya Developments Berhad. It is among Kuala Lumpur's longer-established developers and is behind much of present-day Bangsar, Bangsar Shopping Centre included. Its head office is at Level 11, Menara BRDB, 285 Jalan Maarof, Bukit Bandaraya, the same BSC address roughly 350 metres from the site. This carries more weight than usual, as the developer is not a newcomer that will build and move on, but has been the landlord just across the road for decades.
What makes Bangsar a good place to buy?
Its development is complete. Once a rubber estate, Bangsar was gradually built up and is now a low-rise, tree-lined enclave with hardly any land left to develop, which is why a site on Jalan Menerung yields 111 homes and not a thousand. Everything needed is already in place: Bangsar Shopping Centre and Bangsar Village for everyday shopping, Jalan Telawi for restaurants and cafés, Pantai Hospital, two international schools within roughly three kilometres, Bukit Kiara and the golf club to the west, and both MRT and LRT stations close by. The case for the address rests on scarcity, and a freehold building of only 111 units offers that scarcity in two ways.
