Built by Oxley Rising Sdn Bhd, part of Singapore's Oxley Holdings, Oxley Towers Kuala Lumpur City Centre is a freehold mixed-use development set on about 3.11 acres of Jalan Ampang. Its two residential towers hold 857 serviced suites between them. Tower 1 rises 78 storeys and has 590 suites sitting above Asia's first SO/ Kuala Lumpur hotel by Accor, while the 49-storey Tower 2 has 267 suites, is marketed as Jewel by Oxley KLCC, and shares its tower with a 198-key Langham hotel. Rounding out the address are a 30-storey office tower, where Alliance Bank bought 24 floors for its headquarters, and The Boulevard retail galleria, run by the Pavilion team. Prices begin at RM1,449,000. Construction finished in 2025, handover is now in progress, and the KLCC LRT station lies about 235 metres from the plot.
Oxley Towers KLCC is a freehold, mixed-use landmark project located only steps away from the Petronas Twin Towers in Kuala Lumpur City Centre. It is made up of three towers: one with SO/ Sofitel branded serviced residences, one with a luxury hotel and serviced suites, and one Grade-A office tower. Together they bring boutique-scale homes and premium commercial space into a single integrated precinct at this well-known address.
The development has direct access to KLCC Park and a two-storey retail podium, so it is very easy to get around on foot and well connected, with smooth access to KLCC MRT/LRT and other transit hubs close by.
For residents, there is Malaysia's highest residential infinity pool, along with sky gardens, a sky gym, a sunken lounge, aromatic gardens, a multipurpose hall, yoga and reading rooms, a children's playground, a jacuzzi and a BBQ deck. These come with hotel-style concierge services and a design that focuses on sustainability.
Beside The Twin Towers
Measured from the plot, the Petronas Twin Towers are roughly 438 metres away and the 50-acre KLCC Park about 377. The brochure gives its own walking distances of 200 and 400 metres.

Twelve Homes A Floor In Tower 1, Eleven In Tower 2
The floor plate is a long, tapering hexagon, with the lift core along one side. It holds twelve homes: two Type D-5A, two D-1 and two C-2A, plus one each of the A-1, A-2, C-1, D-2, D-3 and D-4A. Units are numbered 01, 02, 03, 03A, 05, 06, 07, 08, 09, 10, 11, 12, with 03A replacing the missing number four. This plate applies to fifteen floors, Levels 34 to 43 and 47 to 51, covering roughly 180 of the 590 homes in Tower 1.

Facilities at Oxley Towers
In Tower 1, the facilities are spread up through the building. Level 45 has the entertainment room, the yoga room and the suraus. Level 46 has the gym, the screening room, the multipurpose hall, the lounge and the sky garden. Level 77 has the swimming pool that the brochure describes as Malaysia's highest residential pool, surrounded by the kid's pool, the playground, the cabana and the BBQ pit. Tower 2 takes the opposite approach, placing everything on a single deck at Level 7: an infinity pool, a residents' lounge, a gym, a BBQ area, a zen garden, a workspace, a yoga deck and a reading room. The SO/ services sit above all this, and the most useful part of that list is knowing which ones the service charge already includes.

Live By The World's Tallest Twin Towers
According to the developer's own map, the development lies on Jalan Ampang at the northern end of the KLCC precinct. The Petronas Twin Towers and the 50-acre KLCC Park are just to the south-west, Avenue K and the Ampang Park stations to the east, and the embassy area stretches along Jalan Tun Razak. Looking further out, Bukit Bintang and the Pavilion shopping strip are to the south-west, the Royal Selangor Golf Club to the east, TRX to the south, and KL Tower and the Forest Eco Park to the west. The numbered legend lists sixty-nine places.
The developer's own location map, with its sixty-nine-point legend and the four rail lines drawn. It is a guide to the catchment rather than a survey, so use the interactive map below for the plot itself and the measured figures beside it for the distances. The Oxley Towers Sales Gallery marker at Platinum Park is not the development. What you are looking at — the brochure's own panorama from the tower's height, with each landmark labelled and measured. The Twin Towers sit in the middle distance and KLCC Park runs along the foot of the frame.
The address is No. 159, Jalan Ampang, postcode 50450, on the northern edge of the KLCC precinct between Avenue K and the Corus Hotel, with KLCC Park right behind it. The key point is that three rail stations lie within 450 metres: KLCC on the Kelana Jaya LRT, Persiaran KLCC on the Putrajaya MRT, and Ampang Park, where the two lines meet. All the metric figures below are straight-line distances from the plot to the mapped location of each place, measured for this page and not taken from marketing material. Actual walking routes are always longer, so treat these figures as the minimum.

FAQ
Questions buyers ask
What is the exact location of Oxley Towers KLCC?
The address is No. 159, Jalan Ampang, postcode 50450 Kuala Lumpur. It sits on the northern side of the KLCC precinct, between Avenue K and the Corus Hotel, and the 50-acre KLCC Park lies right behind it. In a straight line from the mapped plot, it is roughly 438 metres to the Petronas Twin Towers, 377 to KLCC Park, 431 to Dewan Filharmonik Petronas, 557 to the Kuala Lumpur Convention Centre and 678 to Aquaria KLCC. The rail links deserve a closer look, since three stations lie within 450 metres: KLCC on the Kelana Jaya LRT at roughly 235 metres, Persiaran KLCC on the Putrajaya MRT at roughly 372, and Ampang Park at roughly 417 to the MRT entrance and 421 to the LRT. Ampang Park is the meeting point of those two lines, so residents can reach both from home without switching at a more crowded interchange. Further out, it is roughly 952 metres to MRT Conlay, 987 to Kampung Baru LRT, 1.06 km to the Raja Chulan monorail, 1.50 km to MRT Bukit Bintang, 1.86 km to the TRX interchange and 4.22 km to KL Sentral. Daily needs are within walking range: roughly 186 metres to the Shoppes at Four Seasons Place, 221 to Avenue K, 401 to Suria KLCC, 593 to Intermark Mall, 626 to The LINC, 835 to the Saloma Link, 1.11 km to Pavilion Kuala Lumpur, 1.29 km to The Starhill and 1.84 km to The Exchange TRX. All of these figures are straight-line measurements made for this page, from the mapped plot to the mapped location of each place, and they are not walking distances. Actual routes are always longer, so treat them as a minimum rather than an exact figure. The brochure gives its own walking distances, which are more generous than these in one case and more cautious in several: Petronas Twin Towers 200 m, KLCC Park 400 m, Ampang Park LRT 450 m, Pavilion KL 1.8 km, Sayfol International School 1.8 km, TRX 2.3 km, KL Tower 2.4 km and Merdeka 118 at 3.4 km.
How do SO/ Kuala Lumpur Residences and Jewel by Oxley KLCC differ?
These are the two residential towers within one development, and they really are separate products, not one product under two names. TOWER 1 IS SO/ KUALA LUMPUR: it has 78 storeys and 590 homes and sits above the SO/ Kuala Lumpur hotel. SO/ is Accor's fashion-led brand, and this is the first SO/ branded residence in Asia. Owning a home here means joining the hotel's service model. According to the brochure's list, the service charge already covers a 24-hour residence concierge, 24-hour security, bell and valet, the Mixo Residents' Lounge, the fitness centre, the residents' rooftop pool and the screening room. On top of that, paid extras include in-residence dining, spa, housekeeping, laundry, childcare, a personal trainer, limousine services and a yearly Accor ownership benefits programme. The facilities are spread over three floors, Levels 45, 46 and 77, and the brochure describes the Level 77 pool as the highest residential pool in Malaysia. There are nine plans, from 566 to 995 sq ft, with twelve homes per floor. TOWER 2 IS JEWEL BY OXLEY KLCC: it has 49 storeys and just 267 homes, and shares the tower with a 198-key Langham hotel set to open in 2027. This is the calmer, more residential side, designed around a resort idea rather than a hotel lifestyle, and all its facilities are on Level 7: an infinity pool and pool deck, a kid's pool and playground, a residents' lounge, a gym, a BBQ area, a zen garden, a function hall and pre-function deck, a collaborative workspace, a wellness sanctuary and yoga deck, a reading room, a surau and changing rooms. The homes here are bigger: eleven plans from 678 to 2,185 sq ft, ranging from one bedroom to 3+1 and including a dual key, with eleven homes per floor. Three practical points usually settle the choice. FIRST, THE MAINTENANCE RATE. It is RM1.10 per square foot a month in Tower 1 and RM0.66 in Tower 2, with the sinking fund included in both, so each tower has one single bill. The difference reflects the cost of the SO/ service model. On comparable homes the difference is significant: roughly RM623 a month for Tower 1's 566 sq ft entry plan compared with roughly RM447 for Tower 2's 678 sq ft one, even though the Tower 2 home is a hundred square feet bigger. SECOND, THE CAR PARK. Each Tower 1 home has access to one bay, but the owner does not own that bay. It is not titled to the home, so it is the right to use a space, not an asset that can be sold or rented out on its own. In Tower 2 most homes include one bay, so this does not apply to every unit and must be confirmed for the particular one. THIRD, THE SMALLEST SIZE. Tower 2 begins at 678 sq ft while Tower 1 begins at 566, so Jewel has no true studio. Buyers who want the hotel experience, with the concierge, services on demand and a branded address, will lean towards Tower 1. Buyers who want more space for each ringgit, a smaller monthly bill and fewer neighbours will lean towards Tower 2.
What is the price of a home at Oxley Towers KLCC?
Prices start at RM1,449,000. This figure applies to the smallest plan, the 566 sq ft Type A-2 studio in Tower 1, and comes to roughly RM2,560 per square foot, reflecting what a freehold home with a KLCC postcode in a tower above an Accor hotel is priced at. The registered price schedule printed on the back of the newer brochure ranges from RM1,378,000 to RM18,571,589 in Tower 1 and from RM1,572,000 to RM3,400,000 in Tower 2. The high end of Tower 1's range comes from penthouses on the upper floors, which are not shown in this brochure. One point is worth noting because it favours the buyer: the earlier printing of the same particulars registered Tower 1 at RM1,680,000 to RM20,922,000 and Tower 2 at RM1,784,000 to RM3,759,000, meaning the starting prices were cut by around eighteen per cent between the two versions. No price is published for each of the twenty plans across both towers, so buyers will need the latest price list to see where they stand. In towers of 78 and 49 storeys, the floor level and the direction a unit faces can change the price considerably. For foreign buyers, every home here is well above, several times over, the RM1,000,000 minimum that a foreign purchaser must meet in Kuala Lumpur, which is clearly intentional. Next comes the monthly holding cost, which varies by tower and is often overlooked. MAINTENANCE IS RM1.10 PER SQUARE FOOT A MONTH IN TOWER 1 AND RM0.66 IN TOWER 2, WITH THE SINKING FUND INCLUDED IN BOTH, so there is only one bill rather than two, which makes it better value than the headline rate implies. Across Tower 1's nine plans, this comes to roughly RM623 a month for a 566 sq ft Type A-2, RM636 for a 578 sq ft A-1, RM782 for a 711 sq ft C-1, RM897 for an 815 sq ft C-2A, RM983 for an 894 sq ft D-5A, RM993 for a 903 sq ft D-1, RM1,052 for either 956 sq ft plan and RM1,095 for a 995 sq ft D-4A. Across Tower 2's eleven, it is roughly RM447 for a 678 sq ft A1 or B1, RM498 for a 754 sq ft B3, RM512 for a 775 sq ft B2, RM540 for an 818 sq ft B4, RM632 for a 958 sq ft C1, RM647 for a 980 sq ft C2, RM682 for a 1,033 sq ft B5, RM774 for a 1,173 sq ft D2, RM810 for a 1,227 sq ft D1 and RM1,442 for the 2,185 sq ft E1. The difference in rates reflects the cost of the SO/ service model, so it is best seen as part of what Tower 1 offers rather than as a penalty. The other cost to factor in is the title. These are serviced suites on commercial title, so electricity, water and local assessment are charged at commercial rates for the entire time the home is owned. This is standard for a city-centre tower like this one, but it does not go away, so include it in the budget from the beginning rather than discovering it at handover.
Is Oxley Towers KLCC freehold, and which title does it carry?
Yes, it is freehold, and the SO/ brochure puts this front and centre: "at one of the final freehold properties with the coveted KLCC postcode". In this area of Kuala Lumpur freehold is not the norm, and it forms the bulk of the investment case. Buyers are not purchasing a lease that runs down over time, and no state consent needs to be negotiated when it is time to sell. As for the title, these are serviced suites on COMMERCIAL land title, sold under the Housing Development Act, and both parts are important. Commercial title means electricity, water and local assessment are charged at commercial rates instead of residential ones, for the whole period of ownership. This is standard for serviced residences in the city centre and is no reason to turn away, but it is a lasting monthly cost that a condominium on residential title would not carry. So budget for it together with the maintenance, which is RM1.10 per square foot a month in Tower 1 and RM0.66 in Tower 2, with the sinking fund included in both. The Housing Development Act side benefits the buyer: the statutory sale and purchase agreement applies, including its liquidated damages clause, and buyers' progress payments were placed in a protected housing development account. Because the building is complete and handover is under way, for today's buyers this question is partly a subsale matter. Have a solicitor check the title particulars, the strata title status and any unpaid maintenance on the particular unit before signing. Two more points are on record and useful to know. The approving authority is Dewan Bandaraya Kuala Lumpur. The registered encumbrance on the land changed between the two printings of the particulars, from Bank Islam Malaysia Berhad in the earlier version to Alliance Bank Malaysia Berhad in the newer one, and Alliance Bank is also the bank that bought 24 floors of the office tower for its headquarters. The legal developer is Oxley Rising Sdn Bhd, the Malaysian arm of Oxley Holdings Limited, which is listed on the Main Board of the Singapore Exchange.
Which layouts and sizes does Oxley Towers KLCC offer?
There are twenty published plans across the two towers, and each one is shown in full on this page. TOWER 1, SO/ KUALA LUMPUR, publishes nine on its typical floor plate for Levels 34 to 43 and 47 to 51. The smallest is Type A-2, a 566 sq ft studio, with one per floor. Type A-1 is a 578 sq ft studio shaped like a wedge; it occupies the northern tip of the plate, so its extra twelve square feet come with a much wider angled view. Type C-1, at 711 sq ft, is the starting 1+1, with the additional room shown as a study rather than a second bedroom. Type C-2A, at 815 sq ft, is the corner 1+1, with two per floor, one of them mirrored. Next are four two-bedroom plans. The D-5A at 894 sq ft is the deepest of the nine and shaped like an L, with two per floor, one mirrored. The D-1 at 903 sq ft is the most common two-bedroom, at two per floor. The D-2 at 956 sq ft uses the same footprint but gives the extra space to the living room. The D-4A at 995 sq ft is the biggest plan shown, located at the southern tip of the plate, with a full diagonal sweep of glass around its living room. The ninth is Type D-3 at 956 sq ft, THE ONLY DUAL KEY IN TOWER 1, with one per floor. On the levels above these, the registered particulars list built-ups of up to 5,167 sq ft, so the upper floors hold bigger homes that this brochure does not show. TOWER 2, JEWEL, publishes ELEVEN, and they are bigger across the board: Jewel has no studio, and its starting plan is 678 sq ft. Types A1 and B1 are both 678 sq ft one-bedrooms with the same built-up but different layouts, and they occupy the same spot on the plate, the A1 on Levels 10, 13, 16, 19, 22, 25 and 28 and the B1 on the remaining floors. Type B3 at 754 sq ft is the biggest one-bedroom without a study, on the KLCC side. Type B2 at 775 sq ft is the corner plan, set on the diagonal with glass on two sides. Type B4 at 818 sq ft has a powder room in addition to its bathroom. Type C1 at 958 sq ft uses close to a thousand square feet for one bedroom and a very spacious living room. Type C2 at 980 sq ft is the starting two-bedroom and enjoys the best view on the key plans, being the only one labelled as facing KLCC Park. Type B5 at 1,033 sq ft is the most spacious one-bedroom in either tower, an L shape that wraps around the corner, with its dining room set out on its own. Type D2 at 1,173 sq ft is the 2+1, with FOUR PER FLOOR, making it easily the most common plan in Tower 2 and therefore the family home most likely to be on offer. Type D1 at 1,227 sq ft is Jewel's dual key, 271 sq ft bigger than the one in Tower 1, so the rentable part is a real home rather than a studio. Type E1 at 2,185 sq ft is the biggest home published in either tower, with three bedrooms each having its own bathroom, a study/entertainment room, a powder room and both a wet and a dry kitchen; on the floors where it appears, it fully takes the place of the B5, the D1 and the C1. Two points need careful attention. Tower 2's registered built-up range is 563 to 1,208 sq ft, which leaves both the D1 and the E1 outside it, so the drawings and the registered schedule do not match, and this page follows the drawings. Also, the sales kit marks the Type D2 sheet with "* TO BE FINALIZED", so for that plan especially, compare the drawing with the sale agreement. Check which types are still available before deciding on one.
How many homes does each floor at Oxley Towers KLCC have?
Tower 1's typical plate for Levels 34 to 43 and 47 to 51 has twelve homes. That covers fifteen floors, so roughly 180 of the tower's 590 homes follow this plate. The plate is a long, tapering hexagon with the core along one side, and units are numbered 01, 02, 03, 03A, 05, 06, 07, 08, 09, 10, 11, 12. No floor has a unit 04: the number four is left out for the same reason it is missing from lift buttons around the region, and 03A fills its place. By type, unit 01 is D-5A, 02 is D-3, 03 is D-2, 03A is D-1, 05 is D-1, 06 is D-5A(M), 07 is C-2A(M), 08 is A-1, 09 is A-2, 10 is C-1, 11 is D-4A and 12 is C-2A. That gives two D-5A, two D-1 and two C-2A, with one of each other type, and the (M) marks a mirrored version of the same layout rather than a different type. The core is roomy for a twelve-unit floor: the drawing shows nine lift cars in three banks, with a fire lift lobby, a service lift lobby and a residential lift lobby, as well as two staircases. This is what a buyer would hope for in a 78-storey tower where the residential floors begin at 22 and go up to 75. The units at the two ends of the plate are the ones to enquire about. Unit 08's A-1 studio and unit 11's D-4A both occupy the narrow tips, so each has glass on two sides, whereas the plans in the middle have glass on one. The D-4A is the biggest plan shown and the A-1 the second smallest, a big price difference for an equally good view. Before choosing a floor, request the stack plan for the remaining levels and confirm which direction the unit faces, as the KLCC Park side and the Jalan Ampang side make for very different homes. TOWER 2 HAS ELEVEN PER FLOOR, and its sales kit shows two plates instead of one. They are the same except for one position: Type B1 occupies it on Levels 8-9, 11-12, 13A, 17-18, 20-21, 23-23A, 26-27 and 29-30, while Type A1 occupies the same position on Levels 10, 13, 16, 19, 22, 25 and 28. Both are 678 sq ft one-bedrooms, so only the layout changes, not the size. One side holds four Type D2s, by far the most common plan in Tower 2, with the D1 and C1 above them and the B4 and B2 below. The opposite side holds the B5, the B1 or A1, the B3 and the C2. Floors with the 2,185 sq ft Type E1 are different again: the E1 takes up the space of the B5, the D1 and the C1 at the head of the plate, and the fire pump room uses the rest, leaving NINE homes on those floors instead of eleven. Jewel's key plans also state what each unit looks out on, which is unusually useful: the C2 faces KLCC Park, the Mandarin Oriental and Traders; the D1 and E1 face the Intermark and the IB Tower; the C1 faces the IB Tower and The Troika; the B2 and B4 face Binjai KLCC; the B3 faces KLCC; and the A1 and B1 face across to the pool deck of the SO/ tower.
Is a car park included with a home at Oxley Towers KLCC, and how much is the maintenance fee?
The answers to both depend on the tower, and Tower 1's car park arrangement has a detail worth grasping before signing. IN TOWER 1, EACH HOME HAS ACCESS TO ONE CAR PARK BAY, BUT THE OWNER DOES NOT OWN THE BAY. It is not titled to the home. The owner gets to use one space but cannot sell it or rent it out on its own, and it is not an asset that moves with the unit as a titled bay would. This is not unusual in a tower where the car park is shared with a hotel and an office building, and day to day it changes very little, but it does affect what is actually owned, so check the sale agreement on this point rather than relying on the brochure. IN TOWER 2, most homes include one bay, but not all, so it is not guaranteed and must be confirmed for the particular unit number before committing. For maintenance, the rate is RM1.10 per square foot a month in Tower 1 and RM0.66 in Tower 2, AND BOTH INCLUDE THE SINKING FUND. This second point is as important as the rate itself: when a sinking fund is charged separately, it is an additional, open-ended cost on top of the monthly maintenance, but here it is not, as the rate covers everything. The two-thirds difference between the towers has a clear reason: it pays for the SO/ service model, and the brochure's own list shows what is included. Tower 1's charge covers a 24-hour residence concierge, 24-hour security, bell and valet, the Mixo Residents' Lounge, the fitness centre, the residents' rooftop pool and the screening room, while in-residence dining, spa, housekeeping, laundry, childcare, a personal trainer and limousine services are charged extra each time they are used. Request that breakdown in writing, and since the building is so new, ask which services are actually running today rather than just planned.
Has Oxley Towers KLCC been completed, and what else does the development include?
Construction finished in 2025 and vacant possession is in progress, so buyers today are looking at a completed building they can visit before purchasing, not an off-plan launch, and that shifts the priorities. View the actual unit at the time of day you would usually be at home, and check the view, the noise from Jalan Ampang and how long the lifts take in the morning. Ask which floors and stacks are truly still available, since in a completed tower the remaining units tend to be what was left unsold rather than the best options. The two hotels will open after the homes: the SO/ Kuala Lumpur hotel is expected in the fourth quarter of 2026, and The Langham, Kuala Lumpur, with 198 keys and the three-Michelin-star Cantonese restaurant T'ang Court from Hong Kong, in 2027. Anyone buying now should expect to live above a hotel that is still being fitted out. Besides the two residential towers, the development includes a 30-storey A-grade office tower, of which Alliance Bank bought 24 floors for its new Kuala Lumpur headquarters, and The Boulevard, a two-storey retail galleria run by the same team behind Pavilion. The entire project covers about 3.11 acres and is a certified BCA Green Mark development, with the office tower holding a Green Mark Gold rating. The developer is Oxley Rising Sdn Bhd, the Malaysian arm of Oxley Holdings Limited, a Singapore developer listed on the SGX Main Board. At the end of 2024 it had a market capitalisation of about S$0.3 billion, and since 2010 it has launched 52 projects and completed 47, with a portfolio spanning Singapore, the United Kingdom, Ireland, Cambodia, Malaysia and China that includes Royal Wharf in London, The Bridge and The Peak in Phnom Penh, and the Dublin Landings. As for parking, be clear on the arrangement before signing: each Tower 1 home has ACCESS TO ONE BAY, BUT THE OWNER DOES NOT OWN IT. It is not titled to the home, so it is the right to use a space, not an asset that can be sold or rented out separately. In Tower 2 most homes include one bay, meaning not every unit has one, so make sure it is written down against your unit number.
