Overview

About Divine KLCC

Divine KLCC is a serviced residence of 84 storeys by Chin Hin Property Development, set on Jalan Saloma and 400 metres from the Petronas Twin Towers. It offers 1,033 leasehold homes on a 1.88-acre site, sized from 502 to 1,319 sq ft, with prices starting at RM968,000 and one to two car park bays per unit. A covered walkway links the tower to the Jalan Ampang–KLCC junction, which puts Suria KLCC, KLCC Park and the KLCC LRT station within walking distance instead of a car journey. At the top of the tower, the sky levels hold an infinity lap pool and a proposed 360-degree rooftop bar inside a triple-level crown.

Just 400 Metres From KLCC

Suria KLCC lies 400 m away and KLCC Park 600 m, while the KLCC LRT station is 400 m, Persiaran KLCC MRT 500 m and Kampung Baru LRT 650 m. From the gate, AmBank Tower is 50 m and Menara Public Bank 200 m, placing the address within the office core rather than at its fringe.

Sheltered Walk To The KLCC Junction

The developer's main selling point is a covered walkway connecting the tower to the Jalan Ampang–KLCC junction. In a city where people take a taxi to cover 400 metres in the rain, a sheltered route is what makes a nearby address truly walkable.

84 Storeys Topped By Sky Levels

Rather than placing facilities on a low podium deck, the tower keeps its amenity levels high up, including an infinity lap pool facing directly towards the Twin Towers. The developer also proposes a triple-level retail crown running from Level 81 to the roof, home to a 360-degree rooftop bar.

Window Bathtubs With City Views

In selected layouts, a freestanding bathtub is placed by the window instead of inside an enclosed bathroom. The Type C plan, for example, shows one in the master bedroom next to a full-height glass wall. This depends on the unit selected.

Dual-Key Layouts From 684 Sq Ft

Homes in the B-series are designed as dual keys, where a single front door leads to two separate halves, each with its own bedroom, bathroom and pantry. With a 684 sq ft Type B3, an owner can live in one half and rent out the other, in the country's strongest short-let catchment.

Tailored Design, Concierge Service

Chin Hin has handed the interiors to award-winning designers and the daily service to Maple Hospitality Group, whose founder signed the management agreement at the April 2026 launch. The result is a concierge, not merely a guard house.

Type A1 is the practical all-rounder: 540 sq ft, with the bedroom along the window wall, the living room next to it and a study behind the bathroom, which is why the extra room counts as a proper room. Type B3 is a genuine dual key at 684 sq ft, where one entrance foyer leads to two mirrored halves, each with its own bedroom, bathroom, pantry and bathtub by the window, allowing an owner to live in one half and rent out the other. Type C measures 982 sq ft and places the bedrooms on opposite sides of the layout, with the living, dining and island pantry in between and a freestanding bathtub set against the glass in Bedroom 1.

The typical floor

Twenty-Six Homes A Floor, In Three Bands Around One Core

The floor plate is arranged in three bands. Facing Kampung Baru, the north-west band contains eleven homes: a Type B1 at unit 11 and ten Type A1 at 12 through 21. The middle band is divided on either side of the lift core, with B3, B3, B3 and B4 at 07 to 10 on one side and A2, A, A, A5 and A3 at 26, 25, 23A, 23 and 22 on the other. The south-east band enjoys the KL city view and holds six: B6, B2, B2, B2, B and B5 at 06 down to 01. Numbers 04, 14 and 24 are skipped, replaced by 03A, 13A and 23A. Each floor therefore has fifteen A-series and eleven B-series homes, spread over twelve different types. The bigger Type C, C1 and D homes are on a separate plate, across their own group of levels.

Facilities

Facilities at Divine KLCC

In most city towers, the pool sits on a podium deck six floors up, overlooking the next building's car park. Divine instead places its amenity levels high in the tower: an infinity lap pool with an edge that falls away so the water appears to flow towards the Petronas Twin Towers, and a sky bar featuring four lit rings stacked around a bronze column inside a full-height glass room. Higher still, the developer proposes a triple-level crown from Level 81 to the roof containing a 360-degree rooftop bar. Daily service is handled by Maple Hospitality Group as a concierge, not a guard house.

The setting

Inside The Golden Triangle, Not Beside It

On the brochure's map, Divine appears at the top of the page, north of the Twin Towers where Jalan Saloma joins the AKLEH. Below it lies the city centre: KLCC and Suria at 400 m, the office towers along Jalan Ampang and Jalan Sultan Ismail within a kilometre, Bukit Bintang and Pavilion within two, Tun Razak Exchange within three, and Chow Kit, Pudu and Chinatown around the outer edges. Five rail stations across three lines fall within the map, and seven highways serve the area.

FAQ

Questions buyers ask

Where is Divine KLCC located?
The project sits on Jalan Saloma, a road branching off Jalan Ampang on the Kampung Baru side of KLCC, between the Petronas Twin Towers and the AKLEH viaduct. According to the developer's distances, Suria KLCC is 400 m away, KLCC Park 600 m and the Saloma Link Bridge 300 m, and a covered walkway is planned from the tower to the Jalan Ampang–KLCC junction to keep that walk sheltered. For rail, KLCC LRT is 400 m away, Persiaran KLCC MRT 500 m and Kampung Baru LRT 650 m, giving three stations on two separate lines within a ten-minute walk. For driving, the AKLEH passes the site, and from it residents can reach the DUKE Highway, the Setiawangsa–Pantai Expressway, the Sultan Iskandar Highway, the SMART Highway, the MEX Expressway and the Federal Highway. The office core is right at hand: AmBank Tower at 50 m, Menara Public Bank at 200 m, Maxis Tower at 550 m, Bank of China and Citibank Tower at 1.0 km, and G Tower at 1.4 km. Pavilion KL and The Starhill are 1.8 km away, The Exchange 106 at TRX 2.7 km, Prince Court Medical Centre 2.1 km and the National Heart Institute 2.3 km.
What is the price of a unit at Divine KLCC?
Launch prices start at RM968,000. For the 502 sq ft entry unit, that works out at roughly RM1,930 per square foot, which is typical for a KLCC-core address. The real question is not the psf but whether a 400-metre walk to Suria KLCC and the office towers is worth more than a cheaper address two or three kilometres away. Bigger homes go up through the size range to the 1,319 sq ft 3+1. The simplified brochure contains no price schedule, so the final price will depend on the floor, the facing, the layout and the package available when buying. Maintenance must be added on top at RM0.68 per square foot a month, with the sinking fund included in that rate. This comes to about RM341 for a 502 sq ft home, RM367 for a 540 sq ft Type A1, RM465 for a 684 sq ft Type B3, RM668 for a 982 sq ft Type C and RM897 for the 1,319 sq ft Type D. As the title is commercial, utilities and assessment at commercial rates should also be added to the monthly cost. Buyers should rely on the current price list rather than any advertised figure, including those on this page, and request it in writing showing the floor and unit number.
Is Divine KLCC leasehold or freehold?
The land is leasehold under a commercial title, and the project is sold under the Housing Development (Control and Licensing) Act. These three points are best considered one by one, as they affect buyers in different ways. Leasehold is common in this part of the city centre, since much of the land right around KLCC is leasehold, so it is not the warning sign it might be in a suburban township. What counts is how much of the lease remains, so buyers should ask for the expiry date on the title and compare it with the Q2 2032 completion, because the key figure is the number of years left at handover. A commercial title means electricity, water, gas and indoor internet are charged at commercial tariffs instead of residential ones, and local assessment is charged at the commercial rate. For a home of this size, that realistically adds a couple of hundred ringgit a month compared with a similar residential-titled unit, so it should be included in the monthly budget together with the RM0.68 psf maintenance. Being sold under the HDA offers protection in return: buyers receive the statutory sale and purchase agreement instead of one drafted by the developer, a liquidated damages clause that compensates them for each day of late handover, and a housing development account that protects their progress payments. Many serviced residences are sold outside the HDA without any of these safeguards. Buyers should request the tariff schedule along with the price list to compare the real monthly cost with that of a residential-titled neighbour.
Which layouts and sizes does Divine KLCC offer?
Homes range from 502 to 1,319 sq ft, covering 1+1 to 3+1 bedrooms, and the simplified brochure shows three of the plans in full. Type A1 measures 540 sq ft, with 1+1 bedrooms and 1 bathroom at 5,800 by 9,075 mm. The bedroom occupies the window wall, the living room sits next to it and a study lies behind the bathroom, so the extra room is a proper space rather than a corner. Type B3 measures 684 sq ft, a dual key with 2 bedrooms and 2 bathrooms at 6,000 by 10,600 mm. A single entrance foyer leads to two mirrored halves, each having its own bedroom, bathroom, pantry and a bathtub by the window, with only the entrance shared between them. Type C measures 982 sq ft, with 2+1 bedrooms and 2 bathrooms at 9,000 by 10,135 mm. It is a split layout, with Bedroom 1 on one side behind a freestanding bathtub placed against the glass, Bedroom 2 and the study on the other side, and the living, dining and island pantry running through the centre. The key plans include more types than these three: A, A2, A3, A5, B, B1, B2, B4, B5 and B6 are all shown on the typical plate, while C1 and D are shown on the upper plate.
Which facilities are available at Divine KLCC?
Instead of sitting on a low podium deck, the amenity levels are placed high in the tower, which is the thinking behind the developer's phrase "sky-high amenities, elevated living". The brochure names the Infinity Lap Pool and shows it facing directly towards the Petronas Twin Towers with the edge of the water falling away. It also shows a sky bar with four lit rings stacked around a bronze column inside a full-height glass room. The developer's website further mentions a triple-level retail crown from Level 81 to the roof containing a proposed 360-degree rooftop bar, three sky-experience levels with lounge areas, and a grand arrival lobby at ground level. Daily service is managed by Maple Hospitality Group, whose founder signed the management agreement at the April 2026 launch, making this a concierge building rather than one with only a guard house. As the simplified brochure includes neither a facilities schedule nor a facilities plan, the list here reflects what the developer has published and may not be complete, so buyers should request the full schedule along with the price list.
How many units and storeys does Divine KLCC have?
There are 1,033 homes in one 84-storey tower on 1.88 acres, roughly 0.76 of a hectare. This is a compact city-centre site, which explains why the building rises upwards instead of spreading out. A typical floor plate holds 26 homes arranged in three bands around a central core. The north-west band looks towards Kampung Baru and contains eleven homes: one Type B1 at unit 11 and ten Type A1 at 12, 13, 13A, 15, 16, 17, 18, 19, 20 and 21. The middle band is divided on both sides of the core, with B3, B3, B3 and B4 at 07 to 10 on one side, and A2, A, A, A5 and A3 at 26, 25, 23A, 23 and 22 on the other. The south-east band looks out over the KL city view and has six homes: B6, B2, B2, B2, B and B5 at 06, 05, 03A, 03, 02 and 01. Unit numbers 04, 14 and 24 are left out, replaced by 03A, 13A and 23A. This gives fifteen A-series and eleven B-series homes on a typical floor, with twelve different types on a single plate. The bigger Type C, C1 and D homes are on a separate plate across their own group of levels, where the six small homes of the south-east band are replaced by four large ones, so dividing 1,033 by 26 will not give the number of floors. Buyers should request the stack plan for the level they are considering.
What is the maintenance fee, and how many car park bays does each unit get?
The maintenance fee is RM0.68 per square foot a month, and the sinking fund is included in this rate instead of being charged separately at handover. Based on built-up sizes, that is around RM341 a month for a 502 sq ft home, RM367 for a 540 sq ft Type A1, RM465 for a 684 sq ft Type B3, RM668 for a 982 sq ft Type C and RM897 for the 1,319 sq ft Type D. RM0.68 is higher than the rate at a basic suburban condominium, and that is to be expected, since it covers amenity floors high in an 84-storey tower, an infinity lap pool, a rooftop crown and a concierge run by a hospitality operator, rather than a podium deck and a guard house. For parking, each home comes with one to two bays depending on the unit type. With 1,033 homes on a 1.88-acre city-centre site, bays are truly limited, so buyers should check the exact allocation for their chosen unit before committing, and note that the second bay stays with the unit on subsale. As the title is commercial, utilities and assessment at commercial rates should be budgeted in addition to the maintenance.
When is Divine KLCC expected to be completed?
Completion is set for Q2 2032. This is a lengthy construction period, as expected for an 84-storey tower on a tight city-centre site, and it means progress payments will continue for most of six years before buyers receive their keys. Two points should be checked in the sale and purchase agreement itself instead of in any brochure: the completion date stated in the agreement, and the liquidated damages clause, which sets out what the developer must pay for each day handover is delayed. These are the two things buyers can actually rely on if the schedule slips. Divine is sold under the Housing Development (Control and Licensing) Act, which places progress payments in a protected housing development account and provides the statutory agreement containing that liquidated damages clause, rather than an agreement drafted by the developer.
Which company is developing Divine KLCC?
The developer is Chin Hin Property Development, the property division of Chin Hin Group, a group listed on Bursa Malaysia that began in building materials before moving into development. Its logo and strapline "New Ideas for a New Generation" appear at the end of the brochure. Divine KLCC is the company's flagship city-centre project, launched on 11 April 2026 with a reported gross development value of RM1.36 billion. Daily hospitality and concierge services are handled by Maple Hospitality Group under an agreement signed at the launch. The Divine KLCC Sales Gallery is located at 360, Jalan Tuanku Abdul Rahman, Chow Kit, 50350 Kuala Lumpur, and the developer's project website is divineklcc.com.
