Overview

About CloutHaus

Developed by TA Global, CloutHaus is a freehold serviced-residence tower of 66 storeys on Jalan P. Ramlee, roughly 200 metres as the crow flies from the Petronas Twin Towers. It shares a 2.259-acre site with the first Paradox hotel in Malaysia. The 615 homes measure 549 to 1,216 sq ft and come in fourteen unit types, covering one-bedroom, dual-key and three-bedroom layouts, finished with marble flooring behind a unitised glass façade. Prices begin at RM1,548,800, and the project is due for completion in Q1 2029.

CloutHaus Residences @ KLCC is a freehold, ultra-premium high-rise project set in the centre of Kuala Lumpur's well-known City Centre. Its main feature is a 66-storey tower holding 615 branded serviced apartments, giving buyers a boutique sense of exclusivity along with a solid case for investment.

The site is only a short walk from the Petronas Twin Towers and Suria KLCC, so residents can easily reach some of the city's best shopping, dining and business spots. Aimed at busy city professionals and investors from around the world, the units come in layouts from studios to dual-key and three-bedroom options.

A wide range of facilities sits on the sky levels, including a 50-metre infinity pool overlooking the skyline, a sky bar, wellness areas and spaces for family activities. Entertainment is covered too, with a golf simulator, games lounge, karaoke rooms and co-working spaces. With its well-regarded address, carefully chosen facilities and a branded hotel partnership, CloutHaus represents upscale living in Kuala Lumpur's golden triangle.

Roughly 200 m To The Twin Towers

Taking a straight line from the site's map pin, the Petronas Twin Towers and Suria KLCC are roughly 200 metres off. Avenue K lies about 360 m away, and the KLCC LRT station around 400 m.

Among The Final KLCC Plots

The tower rises sixty-six storeys on 2.259 acres of freehold land opposite the Twin Towers, and the brochure describes the site as one of the final parcels with that outlook. There are six hundred and fifteen homes, with twelve to thirteen on each floor.

The First Paradox Hotel In Malaysia

The second tower on the shared podium houses Paradox KLCC, a 548-key hotel, and the back cover of the brochure states "serviced by Paradox". Residents are a single lift ride from hotel housekeeping, concierge and in-residence dining.

50-Metre Sky Pool On Level 63A

Close to the top of the tower are the infinity pool, jacuzzi, sky dining and the Clout Bar, all with a direct view of the Twin Towers. Altogether the facilities cover more than 70,000 sq ft.

Marble Flooring, Unitised Façade

According to the specification, every home has marble in the living, dining and kitchen areas, with either timber or marble in the bedrooms. The building's outer skin uses an architectural unitised façade system rather than stick glazing.

Twelve To Thirteen Homes Per Floor

The floor plate lists four views: KLCC to the north, KL Tower and Merdeka 118 to the south, The Exchange 106 to the east and Genting Highlands to the west. Each home looks out on one of these.

The floor plate

Twelve Homes A Floor, Four Named Outlooks

The typical plate rings twelve homes around a central core, numbered 01 to 12 — Type I and Type H on the western edge, Types G, F, E, D, C, B and A running along the KLCC-facing north edge, and Types L, K and J to the south and east. On other floors the single Type J is replaced by two homes, Type M and Type N, and the plate carries thirteen. The brochure labels every edge with what it looks at, and that is the whole argument for the address: KLCC due north, KL Tower and Merdeka 118 to the south, The Exchange 106 east, Genting Highlands west.

A Thousand Doors, Next Door

The map in the brochure, whose title appears as the heading above, shows the CloutHaus towers on Jalan P. Ramlee, with the Petronas Twin Towers directly to the east and KLCC Park further on. Kampung Baru LRT lies to the west, the KLCC and Ampang Park LRT stations sit on the pink Kelana Jaya line, the MRT Putrajaya line passes north to south through KLCC East, and sixty-three numbered landmarks are spread around the map. It works as a guide to the surrounding area rather than a precise survey, so refer to the interactive map below for the plot itself.

FAQ

Questions buyers ask

What is the exact location of CloutHaus?
The project is on Jalan P. Ramlee in Kuala Lumpur City Centre, postcode 50250. This street links Jalan Ampang with Jalan Raja Chulan, passing the Twin Towers precinct, and the site sits next to Menara TA One, which is the developer's headquarters. On OpenStreetMap the plot appears as the CloutHaus Residences & Paradox Hotel KLCC construction site, and the interactive map on this page uses that same pin. Measuring in a straight line from that point, the PETRONAS TWIN TOWERS AND SURIA KLCC ARE ABOUT 200 METRES away. Avenue K is about 360 m off, the KLCC LRT station about 400 m, KLCC Park about 500 m and Kampung Baru LRT about 780 m, while Pavilion Kuala Lumpur, the Ampang Park LRT and MRT interchange and the Bukit Nanas Monorail are each roughly a kilometre away. These are straight-line measurements, not figures from the developer, since the brochure includes a map but no table of distances, so actual walking routes will be slightly longer. Put simply, the site is in the heart of KLCC rather than on its edges, and the brochure states that it occupies one of the last parcels of land facing the Twin Towers.
What is the price of a home at CloutHaus?
According to this site's project record, prices begin at RM1,548,800. For the 549 sq ft entry layout, that comes to roughly RM2,821 per square foot, while the developer's launch briefing gave an average for the tower of about RM2,900 psf. The eleven drawn layouts range from the 549 sq ft one-bedroom (Types C, D, E and F) to the 635 sq ft Type K, the 893 to 1,173 sq ft two-halves plans, the 904 sq ft two-bedrooms and finally the 1,216 sq ft three-bedroom Type A, so the price changes considerably depending on layout, floor and direction. THE MONTHLY HOLDING COST has been confirmed for this page: maintenance is charged at RM0.80 PER SQUARE FOOT A MONTH WITH THE SINKING FUND INCLUDED in that figure. That works out to around RM439 a month for a 549 sq ft home, RM508 for the 635 sq ft Type K, RM723 for the 904 sq ft two-bedroom and RM973 for the 1,216 sq ft Type A, with no separate sinking-fund charge added. PARKING IS HANDLED DIFFERENTLY HERE and should be factored into your budget: NO BAY IS ALLOCATED WITH THE HOME, so residents RENT one at RM200 A MONTH. This is consistent with the developer's unit schedule, which shows zero bays for every standard Tower 2 type, with bays given only to the garden units. For a 549 sq ft home, the total monthly holding cost comes to about RM639 including one rented bay. A 5% Bumiputera discount is available.
Which layouts are available at CloutHaus?
Fourteen unit types across 549 to 1,216 sq ft, of which ELEVEN ARE DRAWN in the brochure and all eleven are published on this page. THE ONE-BEDROOMS: Types C, D, E and F share one 549 sq ft plan, four stacks a floor along the KLCC-facing north edge, and the 635 sq ft Type K adds a study nook. THE TWO-BEDROOMS: the 904 sq ft Type G on the curved north-west corner and the 904 sq ft Type H on the western edge, both with two bathrooms, plus the 980 sq ft Type L, a long south-east corner plan with a study and a curved end wall. THE THREE-BEDROOMS: the 1,119 sq ft Type I on the curved south-west corner and the 1,216 sq ft TYPE A on the curved north-east corner — the largest drawn plan, with a utility room off the dining hall and the KLCC and Exchange 106 views. AND THE TWO-HALVES PLANS — Types N (893 sq ft), J (1,001), B (1,098) and M (1,173) — each drawn as two halves either side of a shared foyer with its own bathroom on each side, which is the dual-key family the site record refers to; ask how each is titled and metered before you choose one. Four further types are in the developer's schedule but not drawn and fall outside the marketed size range: the garden units G-G (about 1,442 sq ft), H-G (1,722) and I-G (2,325), and a 990 sq ft Type L1.
Which facilities are provided at CloutHaus?
The facilities cover more than 70,000 sq ft, and notably none of them are on the ground floor. Instead they are spread over THREE SKY FLOORS. LEVEL 33 is the social level, with the sky lounge and sky bar, a karaoke and wine lounge, a family lounge, a reading lounge, and the children's explorer playland and discovery play club. LEVEL 33A focuses on recreation and wellness, offering a cardio and functional gym, a reformer studio, a yoga and pilates studio, a golf simulator room, a games lounge, a mahjong room and a music room. LEVEL 63A is the sky deck close to the top of the tower, featuring a 50-METRE INFINITY POOL, a sky jacuzzi and spa, a leisure and wading pool, the trellis lounge with arched cabanas, sky dining and private dining rooms, the Clout Bar with a DJ deck, sauna and steam rooms, and the BBQ terrace, all facing the Petronas Twin Towers directly. On top of these facilities comes a layer of hotel service: the back cover of the brochure states SERVICED BY PARADOX HOTELS & RESORTS, and the 548-key Paradox KLCC on the shared podium gives residents access to concierge, housekeeping, in-residence dining and hotel privileges. The images on this page, showing the sky pool, the double-height sky lounge, the trellis lounge, the BBQ deck and the games room, were supplied by the developer.
Is CloutHaus on freehold land, and who is the developer?
It is FREEHOLD, built on 2.259 acres of freehold land with a commercial title, and the developer's particulars describe the development type as SERVICED RESIDENCES. The developer is TA FIRST CREDIT SDN BHD, which is a subsidiary of TA GLOBAL BERHAD, and the holding company is TA Properties Sdn Bhd. The particulars give the registered address as the 34th floor of Menara TA One at 22 Jalan P. Ramlee, the tower beside the site, which also houses the sales gallery. TA Global is the TA group's property division, running hotels and resorts in Malaysia, Canada, Australia and China under the Paradox and Aava names, and CloutHaus is the group's leading KLCC project. It is a two-tower development with a reported gross development value of RM3 billion, around RM1.515 billion of which comes from Tower 2 on its own. Dewan Bandaraya Kuala Lumpur is the approving authority, and the project has GreenRE provisional certification. Because it is a serviced residence on commercial-titled land, buyers should expect utility tariffs and assessment at commercial rates rather than residential ones, so it is sensible to budget for these together with the maintenance charge.
How do the two CloutHaus towers differ?
The site holds TWO TOWERS ON ONE SHARED PODIUM, and the homes featured on this page are in Tower 2. TOWER 2, CLOUTHAUS RESIDENCES, rises 66 storeys and contains 615 serviced residences of 549 to 1,216 sq ft, along with the three facilities floors on Levels 33, 33A and 63A. The developer registered its price range at RM1,976,400 to RM6,220,800, and the present starting price is RM1,548,800. TOWER 1 has 58 storeys, with 242 larger private residences located above the 548-KEY PARADOX KLCC, which is the first Malaysian hotel from Paradox Hotels & Resorts. Tower 1 has its own registered range of RM2,131,200 to RM8,020,800 and a schedule covering roughly 78 to 216 sq m. The towers are sold separately, and their schedules differ in one revealing way: the larger Tower 1 types each come with one or two car park bays, whereas NO BAY IS ALLOCATED with a standard Tower 2 home and residents rent one for RM200 a month. If a hotel-branded residence suits you better than a serviced apartment, ask about Tower 1; if you are after the KLCC view at the lowest starting price, Tower 2, shown on this page, is the right choice.
When is CloutHaus due for completion, and how is a typical floor laid out?
COMPLETION IS EXPECTED IN Q1 2029, per this site's project record; the developer's own particulars state the expected date of completion as January 2029, which is the same quarter. Construction is under way — TA Global broke ground on the scheme and the superstructure has been progressing since. A TYPICAL FLOOR CARRIES TWELVE HOMES around the central core, numbered 01 to 12: Type I at 01 and Type H at 02 on the western edge, then Types G, F, E, D, C, B and A running left to right along the north edge at 03 to 09, with Type L at 10, Type K at 11 and Type J at 12 to the south and east. On other floors the single Type J is replaced by TWO homes — Type M at 13 and Type N at 12 — which is why those plates carry thirteen. The plate names its four outlooks, and they are the whole point of the address: KLCC due north, KL TOWER AND MERDEKA 118 to the south, THE EXCHANGE 106 to the east, and Genting Highlands to the west. Both plates are published on this page. As with any development still under construction, the plans, sizes and specification are subject to the authorities' approvals and may be varied — ask for the current schedule at booking.
