Overview

About Orion Residence

Orion Residence is a completed 46-storey tower that is ready to move into, developed by Orion Tower Sdn Bhd, part of Welton Development, on about 0.56 acres of freehold land between Jalan Gading and Jalan Palmer in Bukit Bintang. The 298 homes come in 21 layouts from 491 to 1,329 sq ft, covering studios, two-bedrooms and three-bedroom dual keys. Each is fitted with Miele, Gaggenau, Bosch and Kohler, each has one car park, and facilities are spread over six separate levels. Prices begin at RM1,580,000, four rail lines lie within 750 metres, and maintenance costs RM1.32 psf a month, sinking fund included.

Orion Residence is a freehold serviced residence in Bukit Bintang, built at low density as a single 46-storey tower holding approximately 298 units. It brings a boutique, exclusive feel to one of KL's liveliest and most walkable districts.

The tower sits between Jalan Gading and Jalan Palmer, a short walk from Pavilion KL, Starhill Gallery and the Bukit Bintang MRT and Monorail stations, so KLCC, TRX and other popular city spots can be reached within minutes.

Its architectural design has won awards, and its moiré-effect façade appears to change as the light moves across it. The building also includes advanced smart-home systems, an automated concierge parking system and premium concierge services designed for modern city living.

Residents can use a broad selection of elevated facilities, among them infinity lap pools, a sky lounge, a moon bar, a wellness gym, gourmet kitchens, BBQ decks, a children's playground and event spaces that look out over the KL skyline.

Four Rail Lines Within 750 Metres

Taken in a straight line from the building's map pin, Bukit Bintang Monorail is 330 m away, Bukit Bintang MRT 393 m, Conlay MRT 661 m and the TRX interchange 737 m. The Starhill lies 124 m away and Pavilion 340 m.

Complete And Handed Over

With the tower finished, buyers can see the real home, the real view and the real finishes instead of a render, and renting it out can begin straight away. There are just 298 residences, placed on Levels 11 to 41.

A Car Park For Each Home

Each unit comes with one car park, given as a right to use instead of a fixed bay, since the automated system assigns any free slot. Drivers pull into an entry cabin, and the concierge brings the car back to the lobby door.

Six Levels Of Facilities

The Aquarius pool deck is on Level 9, the Cosmos gym on Level 10, the Aurora fine-dining floors on 43 and 44, and the Constellation observation deck on Level 46.

Miele, Gaggenau, Bosch And Kohler Fittings

According to the specification, each home has marble floors, double-glazed bronze glass and a centralised Carrier VRF system. Curtains and blinds are already installed, and the kitchens include the appliances.

Private Vaults And A Showcase Floor

A jewellery and timepiece gallery occupies the mezzanine, and high-security vaults are available to residents and their guests. Neither is common in a building of this size.

The floor plan

How The 46 Storeys Stack Up

This is useful to know before choosing a floor, as Orion is arranged differently from a typical condominium. Homes are found only on Levels 11 to 41, about ten per floor across 298 units. The floors below hold the lobby, the showcase mezzanine and the two clubhouse decks, while the floors above are for dining and the observation deck. The plans on offer depend on position in the tower: private terraces are only on Level 11, the C-family two-bedrooms end at Level 26, and the dual keys begin at Level 27.

The setting

A Shimmering Cascade Of Lights & Glamour

The brochure's map, whose title appears as the heading above, shows Kuala Lumpur as a network of copper-coloured roads. Orion is placed at the centre of the Bukit Bintang block, surrounded closely by Pavilion, Starhill Gallery, Lot 10 and Fahrenheit 88, with TRX and its MRT station to the south-east and KLCC, the Twin Towers and the Convention Centre to the north. The dotted lines mark the rail network: LRT in green, MRT in yellow and Monorail in blue. It works as a guide to the surrounding area rather than a survey, so use the interactive map below to see the plot itself.

FAQ

Questions buyers ask

Where is Orion Residence located?
It sits between Jalan Gading and Jalan Palmer in Bukit Bintang, postcode 55100, in the block behind the Jalan Bukit Bintang shopping strip on the Pinggiran TRX side. OpenStreetMap lists the building as Orion Residence at this address, and the interactive map on this page uses the same pin. Rail access is the address's biggest strength, yet the brochure does not mention it: in a straight line from the pin, four rail lines lie within 750 metres. Bukit Bintang Monorail is about 330 m away, Bukit Bintang MRT on the Kajang Line about 393 m, Conlay MRT on the Putrajaya Line and Raja Chulan Monorail about 661 m each, Imbi Monorail about 690 m, and the Tun Razak Exchange MRT interchange, where the Kajang and Putrajaya lines cross, about 737 m. For shopping, The Starhill is about 124 m away, Fahrenheit 88 about 181 m, Lot 10 about 273 m, Pavilion Kuala Lumpur about 340 m and The Exchange TRX about 597 m. The brochure gives its own table with somewhat different numbers, such as Starhill at 75 m, Pavilion at 200 m and Suria KLCC at 2.9 km, because it combines walking and driving distances. The straight-line figures above come from the map pin, and actual walks are a little longer than both.
What is the price of Orion Residence?
According to this site's project record, prices begin at RM1,580,000. On the 491 sq ft entry studio, that comes to roughly RM3,200 per square foot, a Bukit Bintang core price rather than a KLCC fringe one, reflecting an address 400 metres from an MRT station and only a hundred-odd metres from Starhill. The 21 plans range from the 491 sq ft Type A4 studio, through two-bedrooms of 680 to 992 sq ft and terraced homes of 1,077 to 1,186 sq ft on Level 11, up to the 1,329 sq ft dual-key Type D2, so the price varies widely with the plan, floor and facing. The monthly holding cost has been confirmed for this page, and because it is high, buyers should plan for it carefully. Maintenance is RM1.32 per square foot a month, and that rate already covers the sinking fund. This works out to about RM648 a month for the 491 sq ft studio, RM898 for the 680 sq ft two-bedroom, RM1,106 for the 838 sq ft Type C1, RM1,309 for the 992 sq ft Type C4 and RM1,754 for the 1,329 sq ft dual-key Type D2, with no extra sinking-fund charge. This is well above the KL average, so it helps to know what it covers: facilities across six separate levels, including two restaurant floors and a rooftop observation deck, a fully automated car park with concierge retrieval, and a vault floor, all shared by just 298 homes instead of the six or seven hundred a tower of this height would normally have. Each home includes one car park with no additional monthly fee. The price also includes a lot: kitchens fitted with Miele, Gaggenau and Bosch appliances, Kohler bathrooms, marble floors, and curtains and blinds already installed, so making a completed unit ready to live in costs almost nothing.
Which layouts are available at Orion Residence?
There are twenty-one, each drawn in the brochure and all 21 shown on this page, ranging from 491 to 1,329 sq ft. Studios: Type A4 at 491 sq ft on Levels 11 – 26, and Types A1, A2 and A3 at 495 to 497 sq ft on Levels 27 – 41, with A1 being the only plan missing from Level 32. Two-bedrooms: the 680 sq ft B1 and 708 sq ft B4 on the lower floors, the 746 sq ft B2 and B3 above Level 27, and the larger C family, namely the 838 sq ft C1, 886 sq ft C5, 923 sq ft C3, 945 sq ft C2 and 992 sq ft C4, all with two bathrooms. Terraced homes are found on Level 11 only and nowhere else in the building: A4-T at 588 sq ft, C5-T at 1,077, C3-T at 1,155 and C4-T at 1,186, each giving the plan it is based on a private outdoor room. Dual keys: Types D1 (1,180 sq ft), D3 (1,230), D4 (1,271) and D2 (1,329) on Levels 27 – 41, each with three bedrooms and three bathrooms divided into two lockable sections behind a shared entrance, one to live in and one to rent out. Property agent listings indicate that most remaining developer units fall between 491 and 886 sq ft, so check that the preferred plan is still available before visiting the gallery.
Which facilities does Orion Residence provide?
Instead of being grouped on one podium deck, they are spread over six separate levels. The ground floor, named The Galactic, contains the grand lobby with its cascading crystal ceiling, a coffee house, a waiting lounge for residents, a private residents' entrance, retail frontage and the dedicated car lift. The mezzanine serves as the showcase floor, with a jewellery and timepiece gallery and high-security private vaults for residents and their guests, a truly uncommon feature in a 298-unit building. Level 9, The Aquarius, is the pool deck, offering an infinity lap pool, jacuzzi, wading pool, chaise deck, children's playground, private gourmet kitchen, multipurpose hall, BBQ area and sculpture garden. Level 10, The Cosmos, covers wellness and work with a gymnasium, yoga studio, sauna, conference room, terrace garden, deck lounge and surau. Levels 43 and 44, The Aurora, are dedicated to fine dining, with a fusion restaurant, Japanese fine dining, a Japanese tapas outdoor lounge and a sky lounge, all enclosed in full-height curved glass. Finally, Level 46, The Constellation, holds the sky lounge, moon bar and observation deck at the top of the tower. All renders on this page come from the developer.
Is Orion Residence freehold, and what type of title does it have?
The land is freehold and the title is commercial, yet the project falls under the Housing Development Act, a mix buyers should understand before committing. Freehold means there is no lease running down. A commercial title means owners should expect commercial utility tariffs and assessment instead of residential rates, so electricity, water and quit rent will all cost more than in a condominium on residential title, and this should be budgeted for together with the RM1.32 psf maintenance. Coverage under the HDA is the reassuring part: the legal buyer protections for housing developments apply, such as the prescribed sale and purchase agreement and the defect liability period, which a purely commercial project would not offer. The developer is Orion Tower Sdn Bhd (1292635-X), the company named on the project's own website, and it belongs to Welton Development. The brochure gives a full page to Welton's Asia Pacific Property Awards recognition, a "Highly Commended" in Residential High-Rise Development Malaysia. The site measures about 0.56 acres, small for a 46-storey tower, which explains why there are just 298 homes on Levels 11 to 41, around ten per floor. One point the brochure leaves open: across a full spread it presents the building as "a branded residence concept" run by a hospitality brand, but never names that brand. If a managed rental programme affects the decision, obtain the operator's name and terms in writing instead of depending on the concept page.
How does parking work at Orion Residence?
There is no ordinary car park to drive through. Orion has an automated concierge parking system, which the brochure explains in four steps: the driver enters an entry cabin on the ground level; an electromechanical system takes over the car and moves it into an empty space; to get it back, the owner makes a request at the lobby; and the car is delivered to the lobby door. The system is supplied by XIZI, a Chinese maker of lifts and parking systems, while the passenger lifts are by Hyundai. Each home, including the studios, comes with one car park, but it is important to know exactly what this means: it is a right to use, not a dedicated bay marked with the unit number. An automated stacker can only work this way, since the machine places each car in whatever slot is free at that moment. In daily life this makes no real difference, as the car is handed over and returned, but it matters legally, so check the wording of the entitlement in the sale and purchase agreement and how it is treated in a subsale. The system's practical pros and cons are also worth noting. It takes up much less floor space than a ramped car park, which is what allows a 0.56-acre plot to carry 46 storeys, and it avoids a walk through a basement. On the other hand, retrieval takes a minute or two instead of seconds, it relies on the system being powered and maintained, and guest parking is handled differently from a normal visitor bay. Ask about the cost of a second car park if one is needed.
Is Orion Residence finished and ready for occupation?
Yes. Orion Residence is complete and vacant possession has been handed over. The Q2 2025 target in the project record was achieved, the tower has topped out and handover has taken place. This works in the buyer's favour in four clear ways. Buyers can see the actual unit before committing, including the true ceiling height, the true finishes, the true light at the time of day that matters to them, and the real view from the real floor, instead of an artist's impression that may have been drawn from a different level. No construction risk remains: there is no delay, no late-delivery compensation to claim and no specification changed between the brochure and handover. Rental income can begin right away instead of in three or four years, and since the homes are fitted with Miele, Gaggenau and Bosch appliances, Kohler bathrooms, marble floors and curtains already hung, preparing one for a tenant costs almost nothing. Financing is also easier: a completed unit is valued on what physically exists, and the loan is drawn down and repaid from a single point rather than through progressive billings. Because the building is no longer new, some checks are needed: find out whether the defect liability period still applies to the particular unit and what has been fixed, ask about the strata title status, and request the management corporation's latest accounts together with the RM1.32 psf maintenance rate. As for the layout of the tower, the ground floor and mezzanine hold the lobby, retail and showcase gallery; Level 9 is the pool deck and Level 10 the gym; the 298 homes fill Levels 11 to 41, with every terraced plan on Level 11 and every dual key from Level 27 upwards; Levels 43 and 44 are the fine-dining floors and Level 46 the observation deck. Levels 42 and 45 do not appear in the brochure.
