Overview

About Core Residence

Core Residence @ TRX is a freehold serviced residence with 700 homes spread over three towers of 42, 44 and 50 storeys. It was built within Tun Razak Exchange itself by CORE Precious Development Sdn Bhd, a joint venture of China Communications Construction Group and WCT Holdings Berhad. Its seven published plans range from 624 to 1,022 sq ft with one, two or three bedrooms, fifteen homes on each floor, each fully furnished with one car park bay, and prices start from RM1,400,000. The project is complete and handed over, and it sits about 410 metres from the TRX MRT interchange, the only point in the city where the Kajang and Putrajaya lines cross.

Core Residence @ TRX is a freehold, elegant high-rise serviced residence set at the centre of TRX, Kuala Lumpur's international financial district. Made up of three towers with a low-density layout, it brings a boutique-style way of living suited to urban professionals and investors who want prestige and convenience.

The MRT interchange at TRX, which serves both MRT1 and MRT2, is within walking distance, giving residents easy access to key hubs such as KLCC and Pavilion KL. Wider links across the city come from major roads including MEX, SMART Tunnel and the Duke-3 expressway.

On the rooftop level, residents will find an infinity pool, sky gym and panoramic lounge, while Level 7 offers a central landscaped park, wading pool, event lounge, indoor playroom and outdoor recreation zones.

What makes Core Residence stand out is its international-grade sustainability credentials, its high-level amenities in the sky and a prime address in Southeast Asia's emerging financial district, making it well suited to combining living, working and leisure.

Within TRX, Not Just Next To It

In the developer's own precinct render, Core is labelled together with The Exchange 106, HSBC, AFFIN and Prudential. The Exchange TRX mall lies about 211 metres away, and The Exchange 106 about 250.

The Only Two-Line MRT Interchange In The City

The Kajang line and the Putrajaya line cross at TRX, and they do so nowhere else in Kuala Lumpur. The mapped station entrances lie about 410 metres from the plot.

Freehold, Furnished And Complete

It is freehold in a district where most towers are not, and each home is sold fully furnished with one car park bay. Towers 1 and 2 were handed over in 2024, followed by Tower 3 in 2025.

Pools On Level 7 And Level 50

The podium on Level 7 holds the function hall, reading room, indoor playroom, outdoor lounge and recreational park. On the Level 50 rooftop are the gymnasium, swimming pool, wading pool and pool deck.

Seven Plans, Fifteen Homes Per Floor

The setting

Primed In The Heart Of Kuala Lumpur's Golden Triangle

On the developer's own map, Core sits within the TRX precinct, right next to the MRT-TRX interchange, with TREC and Cochrane to the south and the Royal Selangor Golf Club to the east across Jalan Tun Razak. Moving outward, Pavilion KL, Bukit Bintang and the shopping belt lie to the north-west, the Petronas Twin Towers and the Golden Triangle to the north, Prince Court Medical Centre and the embassies of Britain, Singapore, China, Japan and the United States line Jalan Tun Razak, and the SMART and MEX highways lead south towards KLIA.

FAQ

Questions buyers ask

Where is Core Residence @ TRX located?
It is on Persiaran TRX 2, within Tun Razak Exchange itself, postcode 55188 Kuala Lumpur. It sits inside the masterplan rather than at the edge of the precinct, and that is the main appeal of the address. The developer's precinct render places Core next to The Exchange 106, The Exchange Mall and TRX Central Park, AFFIN Bank, HSBC and Prudential, and the measured distances support this: roughly 211 metres to The Exchange TRX mall, roughly 225 to Menara Prudential and roughly 250 to The Exchange 106. For rail, the key point is the interchange. TRX is the only station in Kuala Lumpur where the Kajang line and the Putrajaya line cross, and its mapped entrances are about 410 metres from the plot, a walk the masterplan's vehicle-free pedestrian walkways are meant to serve. Beyond that, it is roughly 791 metres to the Imbi monorail, 930 to MRT Bukit Bintang, 1.03 km to MRT Conlay, 1.14 km to Hang Tuah, 1.15 km to MRT Cochrane and 3.44 km to KL Sentral. From the plot, it is roughly 531 metres to TREC KL, 667 to Berjaya Times Square, 732 to Lot 10, 913 to IKEA Cheras, 926 to LaLaport Bukit Bintang City Centre, 933 to Pavilion Kuala Lumpur, 992 to Jalan Alor, 993 to Prince Court Medical Centre, 1.06 km to MyTOWN, 1.28 km to the Royal Selangor Golf Club, 1.57 km to KLCC Park and 1.92 km to the Petronas Twin Towers. Each of these was measured for this page as a straight line from the mapped plot to the mapped location, not as a walking distance. Actual routes are always longer, so treat these as the minimum rather than the exact figure. In some cases the brochure's own walking figures are even shorter: it lists Pavilion KL at 800 metres, the Royal Selangor Golf Club at 850, Prince Court Medical Centre at 900 and the Petronas Twin Towers at 1.8 km. Where the two sources differ, the measured figures are the more cautious ones.
What is the price of a home at Core Residence @ TRX?
Prices start from RM1,400,000. This figure applies to the 624 sq ft Type A1, the smallest plan and the most common in the building with four homes on each floor, and it comes to about RM2,244 per square foot. That is the price being asked for a freehold address within Malaysia's international financial district, fully furnished and with a car park bay. No prices are published for the other six plans, so anyone considering the 817 sq ft Type B1 or the 1,022 sq ft three-bedroom Type C1 will need the latest price list, and in towers of 42, 44 and 50 storeys the floor level and the view can shift the price noticeably. For overseas buyers, note that at RM1,400,000 every home here comfortably exceeds the RM1,000,000 minimum that foreign purchasers must meet in Kuala Lumpur, which is clearly intentional for a building aimed at people working in the neighbouring towers. Next, plan for the monthly holding cost, which buyers often overlook. Maintenance is RM0.85 per square foot each month, and this rate already covers the sinking fund, so there is a single bill rather than two, which matters more than the headline price suggests. Across the seven built-ups, that comes to RM530 for a 624 sq ft Type A1, RM585 for a 688 sq ft A2, RM695 for an 817 sq ft B1, RM713 for an 839 sq ft B2, RM786 for a 925 sq ft B3, RM859 for a 1,011 sq ft B4 and RM869 for a 1,022 sq ft C1. The other cost to factor in is the title. This is a serviced residence on commercial title, so electricity, water and local assessment are charged at commercial rates for the whole time you own the home. This is usual for a city-centre tower of this type, but it never goes away, so include it in your budget from the beginning rather than finding out at handover.
Is Core Residence @ TRX freehold, and what kind of title does it have?
It is freehold, and that deserves attention, because in this area of Kuala Lumpur freehold is not the norm and the brochure puts it front and centre: "FREEHOLD BUSINESS RESIDENCES FOR THE ULTIMATE GLOBAL URBANITE EXPERIENCE". Buyers are not taking on a lease that runs down over time, and there is no state consent to obtain on a subsale, which sets it apart from most towers near TRX. As for the title, this is a serviced residence on COMMERCIAL land title, sold under the Housing Development Act, and each part of that is important. Because the title is commercial, electricity, water and local assessment are charged at commercial rather than residential rates for as long as you own the home. This is standard for serviced residences in the city centre and is no reason to avoid the property, but it is a permanent monthly cost that a condominium on residential title would not carry, so include it from the outset instead of discovering it at handover. The Housing Development Act part benefits the buyer: the statutory sale and purchase agreement applies, including its liquidated damages clause, and buyers' progress payments were placed in a protected housing development account. As the building is now complete and handed over, for today's buyer this becomes a subsale matter. Have your solicitor check the title details, the strata title status and any outstanding maintenance and sinking fund amounts on the particular unit before signing. The legal developer is CORE Precious Development Sdn Bhd, the joint venture company of China Communications Construction Group and WCT Holdings Berhad.
Which layouts and sizes can buyers choose from at Core Residence @ TRX?
There are seven published plans from 624 to 1,022 sq ft, with one to three bedrooms, and the brochure gives each a name in addition to a code. Type A1, the Smart Suite, measures 624 sq ft with one bedroom and one bathroom at 6,900 by 7,770 mm; it is the entry plan and the most common, with four per floor across both towers. Type A2, the Flexi Suite, measures 688 sq ft and includes a study instead of a second bedroom, which is what 1+1 refers to; there is one per floor, in Tower 2. Type B1, the Premium Suite, measures 817 sq ft and is the entry two-bedroom, with three per floor in Tower 2, making it the most common two-bedroom in the building. Type B2, the Signature Suite, measures 839 sq ft with the same layout idea but uses the extra depth for the living room, with two per floor at either end of Tower 2. Type B3, the Elite Suite, measures 925 sq ft and is the 2+1, the deepest and most square of the seven plans, which lets it fit a third room without giving up living space; there are three per floor in Tower 1. Type B4, the City Suite, measures 1,011 sq ft and is the widest plan in the building at almost fourteen metres, laid out in an L shape with a bedroom at each end of the living room; there is one per floor, at the head of Tower 1. Type C1, the Comfort Suite, measures 1,022 sq ft and is the only three-bedroom in the development, with one per floor in Tower 1. All seven plans are shown in full on this page, and any of them can be tapped to view at full size. The right one to ask about depends on your purpose. For a single person or couple, or for renting to someone working in the nearby towers, the A1 is the starting point, while the A2 gives you a study with its own door. For a family the choice is narrow: the B3 for a 2+1 and the C1 for the building's only proper three-bedroom. With just one C1 per floor in a single tower, availability matters more than price for that plan. The specification table also lists A1 (Mirror), B1 (Mirror) and B2a, which are mirrored versions of existing drawings rather than additional types.
Which facilities are provided at Core Residence @ TRX?
There are nine, divided between two levels, and that division is what stands out. Level 7 is the facilities podium, above the car park floors and below the towers. It has a function hall, a reading room, an indoor playroom, an outdoor lounge and a recreational park, with a swimming pool built into the deck and mature planting overhead, all visible in the facade render. Level 50 is the rooftop, holding the gymnasium, the swimming pool, the wading pool and the pool deck, fifty floors high with city views all around. This is the full published list, drawn from the numbered legend on the developer's facilities plan, and nothing has been added here. Two points should be made clearly. First, the brochure contains only three artist's impressions altogether, and the podium image on this page is cropped from the facade render rather than being a separate view, and it is labelled that way. Second, some agent listings mention a sauna, a steam room, a sky lounge and a concierge, but none of these are on the developer's legend, so they are not claimed here. The brochure does say the building has double green certification, holding both a GBI and a LEED rating, which is uncommon for a Kuala Lumpur residential tower, and the surrounding TRX masterplan provides a 23-acre public park and vehicle-free pedestrian walkways linking the precinct. Maintenance for everything is RM0.85 per square foot per month including the sinking fund, so the facilities do not add a separate charge. No source publishes the facilities schedule with opening hours and access control, so request it together with the price list, and since the building is complete, ask which facilities are actually open and running rather than just shown on plans.
How many homes does each floor at Core Residence @ TRX have?
There are fifteen across Towers 1 and 2 on the typical floor plate shown in the brochure. The plate has a dog-leg shape: Tower 2 extends north-west and Tower 1 extends north-east, joining at a shared lift core, while Tower 3 appears only as an outline to the south-east. Tower 2 holds eight homes, B2-01, A2-02, A1-03, A1-03A, B1-05, B1-06, B1-07 and B2A-08, so all the one-bedroom and entry two-bedroom units are there. Tower 1 holds seven, B4-01, B3-02, B3-03, B3-03A, C1-05, A1-06 and A1-07, so buyers wanting the 2+1 Elite Suite, the wide City Suite or the development's only three-bedroom will find them only in Tower 1. In total that is four A1, one A2, three B1, two B2, three B3, one B4 and one C1. The same plate appears under each of the seven unit drawings with a different type highlighted every time, which makes it easy to follow without guesswork. One detail buyers often spot is that neither tower has a unit 04 on any floor. Numbering goes 01, 02, 03, 03A, 05, 06, 07, 08, skipping four for the same reason it is left out of lift panels around the region. Before choosing a floor, ask for the stack plan for the levels still on offer and find out what is above and below the unit, because on a dog-leg plate the two towers face entirely different directions and the view accounts for much of the price. Ask about the number of lifts at the same time, since neither the brochure nor any other published source gives it.
Is a car park included with a home at Core Residence @ TRX, and how much is the maintenance fee?
Every plan comes with one car park bay per home. The developer's own website states that "each unit comes with a complimentary car park", with no exception for the one-bedroom types, which not every tower in this price range offers. Even so, have it recorded against your unit number, particularly for a subsale, and check whether the bay is attached to the title or assigned by the management. Maintenance is charged at RM0.85 per square foot each month, and that includes the sinking fund. This matters just as much as the rate itself: when a sinking fund is billed separately it becomes an additional open-ended cost on top of monthly maintenance, but here RM0.85 covers everything. For the seven published built-ups, that is RM530 for a 624 sq ft Type A1, RM585 for a 688 sq ft A2, RM695 for an 817 sq ft B1, RM713 for an 839 sq ft B2, RM786 for a 925 sq ft B3, RM859 for a 1,011 sq ft B4 and RM869 for a 1,022 sq ft C1. As the building is complete and lived in, there is a third question that a new launch would not raise, and it is the most helpful one to ask: request the management corporation's most recent accounts and arrears position, along with a statement of what the particular unit owes. For a finished serviced residence, this reveals more about what you are buying into than any brochure can.
Has Core Residence @ TRX been completed, and who developed it?
Yes, the building is finished, so there is no wait of several years as with a new launch. Towers 1 and 2 were handed over in 2024, with Tower 3 following in 2025, meaning the homes now for sale are completed units you can view before buying, and that shifts what you should focus on. Visit the actual unit rather than the show unit, at the time of day you are usually at home, and check the view, the noise from Jalan Tun Razak and how long the lifts take in the morning. Find out which floors and stacks are truly available, since on a completed tower the remaining units tend to reflect what did not sell rather than what is best. Ask about the occupancy rate and the tenant mix as well, because in a building this near the TRX offices the rental market is the main part of the investment case. Also obtain the management corporation's accounts, the arrears position and any outstanding maintenance on the unit, none of which a brochure can provide. The developer is CORE Precious Development Sdn Bhd, a joint venture of China Communications Construction Group and WCT Holdings Berhad. CCCG is a global infrastructure contractor and urban developer, placed 93rd on the 2019 Fortune Global 500 list when the brochure was printed, and its portfolio includes Port City in Sri Lanka, the Hong Kong–Zhuhai–Macau Bridge, Phoenix Island in Sanya and The Grand in Los Angeles. WCT Holdings is one of Malaysia's established builders and mall operators. The development lies within TRX City's own masterplan.
