How List.my chooses the Size column in transaction tables

The Size column uses the most useful area field for each property type.

The short answer

The Size column on List.my area pages is an effective size. It is the area field List.my chooses for filtering, sorting, grouping, and PSF comparison.

It may refer to floor area, land or parcel area, or recorded unit size, depending on the property type. This is necessary because Malaysian transaction records are not recorded the same way for every type of property. Some records mainly have floor area, some mainly have land or parcel area, and some unit-based properties store the unit size in the same source field that is also used for land or parcel area.

The individual transaction detail page can still show both floor area and land area when both fields are available. The table uses one Size column so you can scan, filter, and compare records more consistently.

Why some unit sizes use the land or parcel field

For properties such as apartments, flats, SOHO units, shop units, and office lots, the Size column is meant to represent the unit area. In List.my's data, that unit area may be stored in the land or parcel area field, but it should not be read as a literal land parcel for these property types.

This means an apartment showing 900 sqft in the Size column should usually be read as a 900 sqft unit, not as a 900 sqft land parcel.

Why this helps PSF comparison

PSF is only useful when the size basis is comparable. A landed house compared by land area and a shoplot compared by floor area are answering different questions, so List.my chooses the basis that usually fits the property type.

Area pages may also group transactions by similar effective size. This helps because smaller properties often show a higher PSF than larger properties in the same project, road, or area. Use the Size column as a starting point, then still compare similar records by location, type, date, tenure, condition, and any available floor or land details.

What to check on the transaction page

The Size column is designed for browsing and comparison, not as a guarantee of the property's exact measurement. Some records may have missing fields, inconsistent naming, older source formats, or imperfect normalisation.

If the difference matters, open the individual transaction page and check whether floor area, land or parcel area, or both are shown. You can also read floor area vs land area for the difference between the two measurements.
