What is a property median price?
The median is the middle transaction price after prices are sorted from low to high.
The middle price
The median price is the middle transaction price after all recorded prices are arranged from lowest to highest. It is a quick way to understand what a typical deal looked like in a location, project, or property type.
If five properties transacted at RM300k, RM330k, RM350k, RM390k, and RM900k, the median price is RM350k because it sits in the middle of the sorted list. The RM900k sale still matters, but it does not pull the median upwards as strongly as it would pull a simple average.
Why List.my uses median price
Property transactions can vary a lot even within the same area. One corner lot, newly renovated unit, larger land parcel, or premium-facing condo can sell for much more than the surrounding deals. A distressed or unusually small unit can sell for much less.
Median price gives you a steadier starting point because it focuses on the centre of the transaction set. When you are scanning a market, median is usually more useful than the highest, lowest, or most unusual sale.
How to read it on List.my
Use median price as a market benchmark, not as a valuation for one specific property. It helps answer questions such as, “What did typical terrace houses in this area sell for recently?” or “Is this condo project generally trading higher or lower than nearby projects?”
For a fairer comparison, narrow the records by location, property type, transaction date, size, tenure, and condition where the data is available. A 900 sqft condo should not be compared too casually with a 1,600 sqft unit, and a corner terrace should not be treated the same as an intermediate terrace just because they share the same road.
When median price is less useful
Median price becomes less reliable when there are very few transactions, when the records mix different property types, or when the properties are too different in size and condition. In those cases, open the individual transaction records and compare similar sales one by one.
